    Yeah, what David said. Baiting would just be purposefully saying certain things to get another member fired up.

    All this talk of investments and houses reminds me why I like it here so much.

    I broke ground on my house build in 2009. I applied for a builders loan at 24. The bank I delt with were super paranoid since the house bubble had just ruptured. They asked for 10% down in cash of non borrowed funds & put me through a gauntlet to get me approved. At the end I build our dream home at a very young age. Some would say we over build since we ended up with 5 bedrooms and 4,600 sq/ft or so, but it is what we wanted. I sold all my toys/cars/jeep and we bought our home before our kids. We tool advantage of a fixed 4.65% interest over 30 yrs when we closed. The market tanked again in 2010 and I refinanced my home for 3.25% over 20 years. I made out like a bandit.

    I think you did really well! 4600 sq ft is kinda giant! I have 3 bedrooms and like 980 sq ft + basement lol but it is my first too! Next one will answer our needs better.

    Went and bought some kayaks from Dicks! On sale and only $200 each, and the paddles were $40 each. Not too shabby! This also gives me an excuse to build the roof rack for the shell. I may do that today.

    Just seeing what is on the news makes me want to hitch up my little tinny and hit the road....to try to help out...but it is a 22 hr drive from here. They are pleading for anyone with "high water vehicles or small boats" to aid in rescue efforts.
