What is a good rate for a re-roofing job in Socal?

Does anyone happen to know the going rate to replace a roof? I looking to replace our roof and so far have one quote at $7800 or $3/sf for 30year asphalt. Three layers of existing asphalt needs to be removed and probably 100 foot of trim; the roof is self is 2600sf.

 

$7800.00 is a very fair price for a roof of that size, especially if they must remove three layers of old asphalt. Ask them, if you haven't already got it, whether they intend to cover the roof with a layer of plywood or wafer board before applying the black paper. 30 year material should be good enough but with the 50 year material there is a greater choice of materials with a more prominent reveal or shadow effect. Ask the contractor for two or three references of work done in your area and call them up. Were the people happy, was the job done on time, and did they clean up all their mess. Beware of a company that wants too much money up front before starting work. This is a good time of the year to get it done, no threat of rain.

 

I dont believe they will be putting in a new layer of plywood on but they will replace anything that is damage.

 

How old is the house? What do you see from the underside of the roof / in the attic?

Do you a complete roof deck? ...or spaced boards with wood shingles above them, possibly under the asphalt layers?

Not sure how they do things on the left coast.

 

There is a new code recently. You either have to buy this new type of shingle that holds heat better or add insulation to bring it up to I believe R30. So figure out which of the two is happening.

 

Where are you located? My uncle owns a roofing company and I am sure he would hook you up.

 

The house is about 50 years old, from inside the attic I see roof decks. I dont think there is any wood shingles under the asphalt.

I'm planning to have the old insulation removed and replaced with R30. But before I decide what to do i'm sending a sample of the old insulation to a lab to test for asbestos. If there isn't any I'm going to do the job myself.

If you see a complete roof deck, possibly tongue and groove as was typical in the 50's, (at least in my region) then you shouldn't need new plywood or OSB other than spot repairs if areas were compromised by leaks over the years.

 

Yes its a tongue and trove roof deck and i've checked all over the inside and it looks to be in great shape. The roof is not leaking at this time but its definitally been weathered through the years.

What do you have for roof sytle (gable, hip, etc?) and do you have flat ceilings?

What type of insulation? Old mineral / rock wool batting perhaps?
