No. I get emails on the daily of prospective real estate investments. This is one if those from an email I just got.

I haven't done any since that last one. I'm looking at triplex's and quads for myself to live in. It'll be a house hacking situation where I'll live for free or hopefully get paid to live in the house I own.

 

$350k vs $3.5 M ?

 

Did you do that interior yourself?

 

My flip is going to sell for 329k. We had it listed for 350k. This housing package is 3.5mil.

 

I did most of it myself. I hired out a mason, HVAC, plumber, sheetrock/paint, and flooring (edit: only hired out the hardwood flooring. I did all the tile)

 

The place is gorgeous. If you have any leads on short-term rentals on the east side of town please let me know. I'm working in Camden for the next few months and have been staying in Fishtown. Figured I'd ask since it looks like you are familiar with Philly real estate.

 

I can ask. Not too familiar with the short term stuff. Or even the longer term, yearly lease stuff. I'm more into flipping. I'm starting my first foray into rentals before the end of the year with an owner occupied triplex or quad.

Thank you! I can't take all the credit. My parents, my brother, and my girlfriend helped out a lot on this one.

This is sort of a passion of mine. I've built or rehabbed every house I've lived in. I'm just starting to do this on my own for profit now. I'm averaging one per year. With a full time job aside from houses, it takes a bit longer to rehab something when I'm doing a lot of the work. I'd like to find a decent partner. The problem is "the only ship that doesn't float is a partnership". It was 8 months from beginning to end. I want to get this done in less than 4.

 

Either way, you all did a great job on it. I honestly have always wanted to that sort of thing but I have 0 experience with it. It seems like such a rewarding job when you get all finished. I was a mechanic for a while and that was rewarding. Doing parts isn't as rewarding so I kind of miss a job like that.

 

Here's a before pic looking towards the kitchen. I love the transformation. That's my favorite part of all of this. A close second to this is the money!

 

Holy crap! If I ever get a fixer upper and need some help I know who to ask!

 

Want so bad, but wrong gen! I need like a solid month of not buying anything.
