    I was one of those people who got into a home through "creative financing" and I was one of those who should have lost my house when the economy tanked, because I certainly could not afford it. My "rent" basically doubled when I bought it. Ate a lot of really cheap ramen and caught fish.
    But I managed to keep it and after refinancing it a couple times, it's super cheap to live in.

    Income inequality? Wtf is that? Sounds like a millennial thing.

    Yeah it's annoying now in a lot of popular places... But what happens when people continue buying income property for themselves, which will stretch out to the less popular areas and drive up those prices.. Leaving only a tiny number of owner occupied houses.

    And I wouldn't buy now in the Denver area... But who knows, it might stay strong for another 5 years and you can get out with a good profit before the next crash. But things that were "creatively" financed will just be foreclosed on since they will start to miss payments at the first hiccup.

    But you made it work... Most just find it easier to let it go and do it again. They usually don't want to let go of the new car/boat/tv/hot tub that they also rolled into their mortgage.

    And that's when the peons that make the city run can't afford to live anywhere near the city and they have to move elsewhere.

    Rolling all that disposable stuff into a mortgage is the worst thing anybody can do.
    It's like using a credit card for groceries and paying back the minimum payment, you never pay it off and the product is only around for short term. But people are greedy and want to keep up appearances.

    Proud to be a wage earning peon living in the choice city. :D

    one thing that will always remain a constant no matter how you slice it...humans breed and proliferate at an incredible exponential rate and they gotta live somewhere and in something. There will always be economic crashes, but they always get better too.

    There will always be housing, but like I initially said... I think the old American dream of buying a "starter" house for yourself will be a thing of the past.

    Well i know it has to come apart in some way... But I haven't had the need to break it apart before.

    Or had any issues *knock on wood*

    Although the service here is pretty crappy since it keeps bouncing back and forth thinking I'm in the US then binging me back to roaming in Canada eh.

    From my limited perspective here, my industry and many others aren't able to pay a wage that can match pace with the insanity that is the cost to live here right now.

    I've been on interview and hiring teams for a while now, and I'm hearing more and more from candidates that they want 20-30k more than our offers and that they're getting those offers from other companies in our sector. On top of that, it's virtually impossible for me to get my guys a raise outside the normal HR cycle so that they can get up to a reasonable wage and continue to live here.

    Until the cost of living increase slows down or the local employers catch up, I don't see how it's possible to keep this up.

    It's all cyclical... It would work itself out naturally but only time will tell if someone jumps in and tries to "fix" it with a higher minimum wage, that'll just increase prices of everything else to match that increase.

    I personally see things just getting Band-Aid fixes until it comes to a breaking point. That's how everything else is addressed, so why deviate.

    The issue they were having was when it wasn't firmly sealed at the bottom. Very common issue with them. The less you take it apart the better.
