see what you can get for your truck.
buy the best truck you can for 5 -10k. older high milage
good condition tacoma. well maintained they can go to 300k easy.
put away your current monthly payments in a savings account.
i did this when i bought my last truck and kept it for 18 years.
when it was time for me to replace the truck i had enough to pay
the tacoma cash. shortly after wife wanted a 4runner, i was able
to cover that too(cash). i have no truck payments now but i am
currently setting aside $500/mo on my imaginary car payment for
my future purchase. i just don't like bills, do what works best for you.

How about a down payment that possibly waved the PMI?

No down payment. Didn't need one. Sure it would have made the monthly cheaper but it was within our budget so we didn't need to put one down. I pay extra on it every month as well.

Edit: The only thing that was paid up front was closing costs. No down payment for the actual loan.

that's great that you got that loan with no PMI and not having to put a down payment forward. We did had only two options for purchasing
    1) pay 20% down and reduce our rate or
    2) add the PMI into our monthly mortgage

we chose the to pay the 20% down and reduce our rate.

Thanks and good job putting the 20% down. Our first house we had to do the PMI and hated the fact knowing that we were paying for one more thing that wasn't exactly needed.

I pay about 70 dollars/mo worth of pmi for another 15 months or so. I was able to swallow this pill because it allowed me to get into my house sooner rather than later (21) and rent out the other 3br for the 3.5 years to follow. Havent started actually paying my mortgage myself until just recently (july)
