    lost a house to someone who bid 75k over asking price and waived the notice of low appraisal(whatever that means). I think I'm gonna take a break. Get a short term rental and go hunting. Then come back to it. It's exhausting.

    I wouldn't be so sure about that. It would seem to be creating a false value of homes. Driving surrounding home values higher artificially based upon selling prices. :notsure:

    We talked with our bank this week, and found its basically easier to build than to buy. I'm not sure if its the same on that side of the mountains. We are getting about 2 houses a week that come up for sale. Most are pending sale within 10 days, over asking, and the listing is already way over valued.

    That's why we're doing a major remodel on our house. It was literally cheaper (by several hundred thousand dollars) to practically tear the house down and rebuild it than it would have been to move.

    It's a very long, stressful process though. Not sure I'd do it again at this point...

    I can believe it. We have some family friends who bought at least an acre, built a 2 story house, and built a huge 2 story barn for something like half the cost of buying something that already existed.

    Thats what we found out, plus if you can get on title of the land the bank (at least ours) will finance our whole build, with no money out of pocket.

    It seems like an overwhelming concept for me as a first time buyer, but I may go that route. I don't have anything pressing me into a house other than my own sanity and desires, so I'm waiting out the market. My buddy bought a 2100 sq ft house in 2010. Him being a single guy, I wondered what the hell he was going to do with 4 bed/3 bath, but now I know - his house is now double in value, and all he's done is lay a bit of pergo in the last 7 years.

    We are first time buyers as well. It's such a tight market here that we were looking for options, so setup a meeting. We both thought it was a long shot but it wasn't. We have a meeting with a developer this weekend

    Yup cause the bank wont finance any more than what the appraisal is, so if they want to overpay for the house then they gotta pay cash. Stick with it man! I spent a long time finding the right house, it definitely takes a toll.

    Well my online purchasing luck has finally come to an end. Printed on the box is what I ordered, inside the box was a different story. I ordered a magpul rifle stock in FDE and got a black factory Remington stock inside. Fml. Theyre also claiming I'm trying to pull a fast one on them(the seller) but eBay sides with the purchaser (me) typically.
    This is the second time I've tried to purchase this stock and have been fucked each time. The original company I ordered through still hasn't fulfilled my order in 3wks when it was supposed to be in stock ready to ship. They approved a RMA and it hasn't even left the warehouse yet. :annoyed:

    Well I wouldn't say it's the banks fault since they require the buyer to pay the difference over the appraisal. The people over paying for houses are fucking the market and average Joe's like me out of a reasonably priced house. At this point I'm ready to move east. Waaaaay east.
