    Workin' on it....
    It worked the opposite for us when we sold our house in Mount Vernon. House sold in 3 days, appraisal came back 5k less than asking, we were in a rush to get closed and leave the state for Arizona so our buyers got a 5k discount on the house even though the market clearly felt the house was worth asking price. Fucking appraisers. And there was a comparable comp on our street that went for what we were asking. Very frustrating.

    It's great down here and I got a lot for my money (in western wa terms) but yeah, my commute sucks... bonney lake-federal way-Renton and back.

    I'm in Enumclaw and do service work (electrical testing) mostly in Seattle. Took me almost 2 hours to get to work this morning at Amazon via the Mercer mess. I hate the commute, but at least I get paid for it from our shop in Kent.

    We bought 3 years ago and it was a pain as well with people over paying with cash. Took us over 2 years to finally have an offer accepted. No regrets on my end though. We've got over an acre with plenty of privacy. The market is insane though. Our house has gone up over $100k in the last 18 months!

    Heavy equipment operator for the last 10yrs, non Union but I'm pretty much topped out to start as a journeyman. Run dozer d6-d8, 200-750 size excavators, rollers, 6x6 artic trucks, back hoe's, on down tne. Some entry level IT experience; routers, LAN connectivity, cable runs, data entry along with some ccna training. Could go for a refresher and be A+ cert,but currently I need to work rather than go back to school. All my IT experience has been almost 15yrs ago when I was in HS. 17/18 yrs old. I'm 34 now.

    I am in the process of building, my wife and I were looking at houses and everything we liked was very expensive and we would still have to do tons of work to it. So why buy something that you already want to do massive changes to? Our current build did appraise for 33% more than it is costing us...I am happy with that kind of gain!
    @Chickenmunga .... building is fraught with delay after delay (even when we planned on a ton of delays) and cost increase after cost increase, so as long as your schedule can handle months of delays, it can be worth it!

    That's exactly what I was told when I was debating buying vs building back in 2011. Luckily I found a house some of randomly so didn't end up building.

    But pretty much everyone I talked to (including my parents) was expect it to take longer than they say and if your budget is say 200k to plan the build around 150k cause with extra costs itll end up being more. And at the end what ever is left can be spent upgrading things (appliances for instance).

    I do remember when my parent built their house we ended up living in the garage for like 6 weeks. Thankfully it is a 6 car garage with a like 2 car loft area. But it had all our crap so we made "rooms" out of the boxes. Still sucked as all we had was a half bath so we had to shower at the YMCA or where ever we could.
