So I am not the best representation of myself at 0330.

My neighbor's functionally retarded boxer (that's a dog, not Floyd Mayweather) has finally learned how to go OUT of his doggy door. The thing is, he hasn't learned how to get back IN. And in case you were wondering, yes, the flap swings both ways. This idiot canine starts barking at 0330 to be let back in...while standing right next to his flappy door. Neighbor doesn't hear him barking. Neighbor doesn't hear their phone ringing. Neighbor doesn't hear me ringing their door bell and knocking like the 5-0 busting up an underage keg party. I even tried knocking on the window to set off the ADT alarm. Nothing. They're either in a coma or they're deaf. In the meantime, the rest of the neighborhood is wide awake. I finally managed to wake them up with a 100K lumen flashlight shining into their bedroom window. Note to self - that's a good trick.

At about 0400 someone finally let the barking shitnado back into the house, so I finally got back to sleep...until 0440 when the moronic furbag did it all over again.

I'll be having some carefully crafted words this afternoon, because if this dog does it again tonight I will actually put my HOA president hat on and go full asshole.

Nobody likes me when I go full asshole. I hate going full asshole, but there will be sanctions if that fucking dog does it again.

So, don't wake me up at 0330, because I'm not the best representation of myself when you do.

Sounds like they need a kennel to keep the dog in at night. It's the best thing I've ever made my wife do. When we got this dog, I told her buy a kennel, and the dog will sleep in there all night. He is out by 10 in his kennel on his own, sleeps all night.

Happy ending yesterday. Turns out the owner (she just recently bought the place) had her friend/handyman stay to house/dog sit. He's an older dude, life long bachelor, and was sleeping with the assistance of the Q as suspected. Also, the TV on. Never heard the dog, the doorbell, or anything else. Felt horrible and apologized. Spent yesterday teaching the dog to go in/out the door.

Last night was blissfully quiet. I woke up 2 minutes before my alarm went off, which is always a good sign.

That’s next week at the annual meeting. I fucking hate having to go back into MSgt mode and remind adults to mow their yards and put their trash cans away.

I’m retired. I want to be chill. :pout:

We chose not to move into a developement that had an HOA. 1. Didn’t want the fees, and 2. Didn’t want others telling us what color door we could put on the house, etc etc.

Our fee is only $150 a year, which I think is the lowest in town. We have to use the money to maintain common areas and an emergency drainage basin, along with taxes and insurance on those common areas because Texas has to tax all property (even the stuff you can't live on). Because we've stayed self-managed (companies want a fortune) we've kept it low. I try to use reason and common sense - we only explicitly blocked one request and that was to put in a pool in a backyard that was UPHILL from five other houses. He complained to the city, the city told him to pound sand and denied all his permits, and he sold the house a month later and moved to somewhere flat.

Otherwise, I'll only say something when it's really extreme. I prefer to just wave at folks whenever we see each other out and about and leave it at that. Not to get overly political, but isn't that what government should do? Set expectations, and only get involved if you're not meeting them.

I get it, but the place we were looking at handed us a few hundred page document on things that needed approval, etc etc.
