    I have an agent. Not only is she good... but my god she's hot! I could do this house hunting thing for another year with her. We stay safe as we shop!!!
    So, she did call me this AM and said the sellers are panicking because I declined their offer of "credits" towards repairs and checked the "Cancel Contract" box. Seems they're getting divorced and need the place to sell so they can liquidate. I gave them 2 options, "x" in cash so I can replace roof and heat pump, or if they can get the 2 done with warranty for less than "x" I'll take it. Now, I wait again. This is an easy game for me. My lease is up at the end of December, but I can go month to month.

    I already have a larger home in the VA Beach area, so I don't want to get a mortgage that strains my budget. If I stay around $250K, I can maintain my current "lifestyle" meaning I get to do what I want to do within reason.
