    oddly enough new home builders do not install radon abatement systems. I would think they would be required to follow the same unregulated bs that resale has. Just another example of wtf!

    It's one of those things where you can't tell you have a problem till after you are done constructing. The systems are super easy to add to a house with a sump pump. The systems i design for large buildings are actually meant to be passive without a fan/blower

    anyone remember the advertisement board for the "radon vapor caves" just off I70 before you get to the GlenWoods Springs exit? They were advertised as a "health benefit." So much for the 1970's!

    Folks I get all the BS about Radon with Homes but this isn't hearsay.

    Radon is from the decay of radioactive material and reason why just about every Nuclear device in the US military originates from Colorado. Oh and Radon is a Carcinogenic thus Lung Cancer is in your future if exposed to high concentrations and why they test homes.

    That stuff doesn't give two shits about your fluid film. It will do a better job of coating your frame than you ever could, inside and out, depending on conditions. Spent like an hour power washing after and still had salt slush dripping down/out of holes when we finally called it 'good enough for now'. :bananadead: Since you couldn't go out on the flats, did you go across the highway and see the airfield where they shoot all the movies like Independence Day, and the Con Air plane?

    I was across the highway and saw the fields but didn't know there were certain ones for movies. I did encounter and experimental aircraft in the middle of the road that just landed. He was taking pictures of the fancy tree.

    I went down to an offroad park and was so happy about the nice dirt roads. Oh how I've missed Utah. I drove on some sand dunes and headed towards the Mo City.

    The majority of inspection items are IMO bullshit. We're both licensed PEs in Colorado and random dudes with ladders aren't the same as engineers and tradesmen. I'm convinced that every realtor wants to find some percentage of things "wrong" just to get the purchase price down and the whole system expects you to screw the next person in the line when you buy yours. Radon is the same thing, 99% of people hear the word and it's an unseen bogyman that just gets money thrown at it. Same with foundations and structures. If some guy with a clip board says you need it then it must be true and you're getting away with a bargain at $2K. Fuck that. There are legitimate cases for radon mitigation but not every house in Colorado is a Superfund candidate like they want you to believe.

    I need to replace my radon fan because the numnuts that installed the system didn't put any type of cap on the top so rain and snow go right into the fan. Any ideas what type of top cap I should put on? 4-5" pipe.

    Never enough
    Just do a gooseneck fitting by adding (2) 45 or 90 degree elbows onto the end of the pipe. That will either direct the outlet horizontally or back down. We do this with water heater vents and some of the radon systems in my neighborhood are done this way. Could add a bird/rodent screen too if you dont already have one.

    Not sure what’s considered cheap but we used All Colorado Mitigation INC. I think it was $900ish? Our agent paid for it because she mixed up dates and our inspection was the day after our deadline to put in for the seller to make fixes on the house. Luckily that was our only issue haha
