    My favorite part of that town (based on the 15 minute we were actually there) was the state line running through the middle of it... with the wall of the casino literally built right on that line. :rofl:

    And that's kind of what I was getting at, not every professional gets the training/schooling to connect design and reality, and some get highly specialize very fast. I'm sure she's seen some pretty horrible retaining wall designs. I myself was never big on the details of plants (I'm no horticulturalist!).

    The big problem with inspectors is they're not licensed/regulated. You can make a business card and start handing it out saying you're a home inspector. So yeah, you'll get a lot of that - people who know or should know one aspect of it jumping in and trying to do all of it. I totally agree that some of them are worthless, and generally speaking it's worth having your own done regardless of who the lender uses if you're not impressed with them.
