    We were looking at houses yesterday and saw this gem.

    In the renovation some clever person built the hot water heater into a closet too small to ever replace the heater without demolishing at least the door frame.

    That’s one I have not seen. Been shopping houses online for a few months now and the shit I see realtors post is amazing.
    Dirty dishes in the sink. Piles of laundry. Personal care products covering the entire bathroom. Kids or pets in the photos... does no one care about selling a home any more? I know to look beyond these things, as well as wall color and ugly carpet, but geez, clean up your house once in a while.

    Indeed. (for those not familiar, water heaters are something you replace periodically)

    Yes, that and the stuff they *don't* post.

    I didn't take a photo, but this particular house was originally a 2bd/1ba and sits on a slope looking down on a lake. Someone added 2bd/1ba on the back of it. Seems legit until you walk around and find it's on a walk-under crawlspace with a three-sided foundation open to the back. The original back wall sits on two or three cinderblock pillars, and the more recent addition sits on wooden posts. Not quite sure what building codes allow for that one...

    So yeah this property was not just "no" but "Hell, no!"... :)

    I like the ones that is just a photo of the current occupants furniture. Not the walls. Or floor. But the bed. (Or sofa.). I’m not buying that ugly ass floral grandma sofa.

    Or my other fave. 16 photos of the yard. Two photos of the front door. One interior photo. That’s out of focus...

    We spent tens of days looking for a place because our.... "pfft let's see if we can sell this place for more than we should" ended up getting us $18k over our giggle invoking asking price... four days later.

    We actually wrote our current house off the list because the pictures were so bad... but we were getting desperate and said fine. Pulled up to the front and I said, "shit those pics didn't do this place any justice!" The inside was a bit dated, but good enough start for us.

    We were taking to our realtor Who said he was sent to a two day class on how to photograph the homes. They also have professional photographers that work with stagers to make it photograph well.

    We had the same when buying our second home. Agent kept sending us lists to look at and pick the ones we wanted to see. One house was on every list. I just couldn’t bring myself to go see it in person based on the photos. Finally caved and soon as we walked in we knew it was our home. But the photos... just ugh!

    The work of a professional photographer is clearly visible in ads. Our agent made us stage (told us what needed to be done, even had to paint a room.) We’ve sold two houses thru him. Both in under 5 days. One for asking price and one for just under, but we overpriced it from the start.

    It really does make a difference.

    The housing market is in a major bubble. The real question is what will blow first the stock market or the housing market? When this one blows it will make 2007 look like a joke.

    I can kind of agree with you guys. Here is one of my houses that just went under contract. I have a hard time saying that we are in a bubble because I am in Denver and the population just continually GROWS! So for this area it's a supply and demand thing. But 50 miles south of Denver is Colorado springs and they are just now starting to see an increase. Even though prices are going up they still are no where near bubble prices. My house is the case in point. Look at it. If this house were in many other places it would be selling at a much higher price point. Also I want to point out the crappy iPhone pics I had to use because my photographer is out of the country for a little bit longer. I was relying on the quality of the remodel to get people in using the crappy pics.

    Having been through the 2001 dot.com bubble and the 2007 real-estate bubble I not sure I agree that we're in a bubble. Certainly some areas might be seeing localized bubble effects, but there doesn't seem to the be widespread heady giddiness we had for either of those. Part of the problem with 2007 was we'd run up for 17 years prior and thus had a very heavy correction. It's tough to say whether we're now nearing the end of the typical ten year cycle or if there's a new normal of some sort.

    plus they had all those bad loan practices as well. the banks are stingier with giving loans nowadays. they still offer ARM's but they don't seem to be as popular anymore.

    supply and demand, tons of jobs, cost of building new, and a whole new generation of buyers that have no idea what the hell we're talking about when we say bubble. Ten years flies by when you are having this much fun!!! I buy and remodel rentals. I see trash that needs a bulldozer sell for $10k over asking. I will wait patiently for the work to slow down and the money to dry up, it always happens. That's when the leased Tahoe and the jet ski's get cheap too!!! Just keep borrowing America. A few more of your "easy" payments will get me retired!

    We've had nearly a decade of low interest rates
    The fed is wishy-washy
    The current political climate is a toxic waste dump
    Stocks are highly overvalued
    Wage growth is still flat

    I would not be surprised if a tech company darling starts the next bubble popping with some cooked books
