    The denial this time is just as strong as the last time. I was having a chat with a boomer the other day and it look like the vein in his forehead was going to pop when I said bubble. This time is different, yeah it is will find out that even people with good credit lose their shit just the same.

    You're giving a impression of having a chip on your shoulder, spoiling for an argument. Whether your intention or not, that's how it's coming across with statements like the above.

    *shrug* Whatever. You think there's a big correction coming soon? Then advise folks on specific things they should do about it. That would be helpful.

    The trick with predicting a correction is to keep predicting it without any time table. Economies run in cycles and there's always a correction coming. Eventually the person predicting the correction will be rgiht. :D

    A factor you haven't touched on is the ever increasing national debt with no appearances of slowing down. That chicken's going to come home to roost. Inflation is likely the path that'll reduce the real value of that debt, so that'd be my bet for long term. Remember the fun of double-digit interest rates in the 70's and 80's?

    The age old advice of being fiscally conservative remains applicable. Don't overextend. Never assume what's happening now will continue as it is (*). Take out as little debt as feasible; and any debt taken out should be fixed rate for predictability. Minimize long term fixed-interest investments so as to not get caught out. Spread out the risk.

    (*) I marveled at people's overconfidence in 06/07 - ever see the interest-only loan product that let people pay a portion of the interest as their monthly payment, rolling the rest of the interest into the principle. Idea was that the property value would keep rising faster than the principle rose... that bit a lot of folks in the azz when everything went south.

    Also nice that you have to unsolder the pipe to replace the safety valve.
    My father did that AND you have to remove the washer and the wall to get to the water heater.

    1. something is worth exactly what someone will pay on the day you need it gone.
    2. Skip three payments and you'll know who really owns the item.
    3. Try to never owe more than one years salary.
    4. If you can't pay the truck off in three years then you need a different truck

    Sometimes the buyer is playing with fire when they misjudge the sellers level of needing it gone.

    I deeply upset a guy one fine day a few years ago. I had listed the front and rear seats for a Galant VR4 in primo condition for $150. I just wanted them out of my garage. I had some tire kickers then one dude shows up. Raves about how nice they are and how he can't believe his luck. Then he has the gall to offer me $25 for the set.

    Told him to hold on, walked to my workbench grabbed a box cutter and started slicing up the leather.

    He voiced some objections, but I think he was in shock. When every major panel was cut he yells, "what the fuck did you do that for?!?!?"

    My reply was simply, "what did we learn?"

    Not an original idea of mine, but sure felt good.

    It's surprising how poorly staged some places are. As you say, some buyers understand the minutiae are easily changed, but the reality is most buyers make their choices on emotion (at least to some degree). Thus poor photos may dissuade showings, poor showings may dissuade offers, even though the key aspects (location & the "bones" of the property) may be ideal.

    KANSAS CITY, Mo. – A police interrogation of a Kansas City man charged with drug and gun offenses ended prematurely when an investigator was driven from the room by the suspect's excessive flatulence.



    A detective reported that when asked for his address, 24-year-old Sean Sykes Jr. "leaned to one side of his chair and released a loud fart before answering."

    The Kansas City Star reports that Sykes "continued to be flatulent" and the detective was forced to quickly end the interview.


    Sykes appeared in court Monday, charged with being a felon in possession of three firearms and possession with intent to sell cocaine. The charges stem from police traffic stops this month and in September in Kansas City, Missouri.

    The federal public defender's office hasn't responded to an Associated Press email seeking comment Friday.
