    Bummer on your HOA... but as a HOA president, you should see the crap/behavior that homeowners/guests think they can get away with:
    Parking wherever they think they can (in front of fire hydrants/mail boxes/others driveways/in others driveway/on the lawn).
    Planting trees in HOA property that the homeowner doesn't own.
    Speeding of homeowners/guests/contractors.
    There is lots more...

    Nevertheless, I knew what I signed when I bought the place.
    I knew that the street that is privately owned by the HOA can determine and govern any and all guests that can access the property to my property.
    I knew that I couldn't alter the exterior (i.e. install an A/C unit) without written request and written permission from HOA.
    I knew that I could be fined/property leaned for whatever the HOA board understood as a violation/infraction to CCRs.
    Not all HOAs are the same meaning uber strict.

    What I read/reread about the CCRs are "uniformity and consistency between units/buildings" => read as maintaining property values.

    Canopy's look better IMO. Can still haul mulch and garbage without a tarp.

    I was pretty set on a soft topper but I ran into a guy with one on his Tacoma in Oregon last summer and everything in his bed was still covered with dust, which is a no go for me

    I have a Snugtop Rebel and it still gets pretty dusty in the back with that as well. I've read on here about guys doing extra work to make better seals, but don't expect a dust free environment with a shell.

    A hell of a lot better than what I saw in that guys bed though. All his shit really just looked like the shit in my bed, except I had no topper whatsoever

    My Bestop leaks virtually zero dust or water when fit correctly. I was pretty impressed, especially considering how many air holes there are. I guess the flaps cover them and keep shit out.

    The place I get my mulch from loads it with a backhoe and dumps it onto the top of your bed. Not sure how to do that with a hard top canopy. I will say the ARE overlanding cap looks great though.

    I have a Snugtop super sport and I've sealed it up pretty well to the point it only leaks in one spot when it rains a lot (bottom corners of the back window). Dust still gets in but its minimal, there is no way to get rid of it all.

    I bought some truck bed gasket and silicon. Then I went to town in the dark with a flashlight.

    I had to go on a midnight snow trip last night to rescue some people who got stuck off Tinkham. They got stuck around 3pm and finally gave up trying to get out around 9pm, which is when I got the call. Got home around 2am. Good times.
