    I made my own (for the topper) with 2x4s, some pulleys, wire rope, and a geared hand winch from harbor freight. It's been a long time but I bet I spent way less than $50.
    You could even get an electric winch but for the little I use it (maybe twice a year) it didn't make sense for me.

    Do you think when it comes time to sell your house you will get that money back out of it? That is my only concern right now but I am thinking if I build a little apartment above the garage I can have that be a separate rental.

    Complicated, I have no clue. I'm going to be enclosing the attached garage for an additional 400sqft of living space and adding a bathroom. I would think with all that added my house would be worth more than what would have been.

    I don't really care though, in the end, this is where I want to live. I owe less than half of what they are going for without any extras in my neighborhood. I honestly couldn't afford to "upgrade" from where I'm at as Denver priced me out of the market for anything other than entry level.

    Same here. My wife keeps pitching the idea of down sizing because the kids will be moving out. But I tell her it’s not worth it. It would cost us more in the long run then to stay where we are. We bought at a great time.
