    We lived in an HOA in Boise, I hate them in general, and was hesitant to buy the hose because of them, but they were legit. Huge common areas all very nicely land scaped, super cheap every month ($12/month), they managed the irrigation water and up keep on the basins and pumps, which was also super cheap($40 a year). They never squawked about anything. It was a super nice neighborhood too, we got pretty lucky. I'm glad we don't have to deal with any of that shit now though, because I know we couldn't get lucky twice.

    Very generous Keith! Appreciate the offer. I'm good though, I keep my enclosed trailer at home on the side of my garage behind the fence and my flatbed at the shop since I use it more for hauling materials, scrap, etc at the shop. So the times I've been hassled has been when I've done yard work, bought furniture, or towed my RZR on the trailer and left it at the house over the weekend until I brought it back to the shop Monday. Which is why the HOA has really gotten to me, it is literally in front of my house Sat/Sun then gone again. lol

    IMG_20180123_113134_516.jpg Installed the lift the other day. Rims and Tires are tomorrow. I've never had or installed a lift before. It was a good learning experience. Looks pretty funny with the little tires.

    Im in the same situation, 4th generation Nevadan, third generation Renoite (my grandpa graduated from UNR and worked at harolds club back in its heyday). I graduated from HS in 08, went to school here at UNR. I have been saving for ~6 years just to buy a house IN RENO, and with all of the inflation its looks like I will be the first generation to have to move back out of here. I have had 3 uber drivers from CA (two from L.A. and one from S.F.) and I swear it made my stomach turn to hear these people had made their homes in Reno, its like we were from different worlds. End of an era for Reno, looking more and more like vegas, but I understand why people want to move the F out of CA.

    Edit: I should make it clear, I obviously know not everyone in CA are rude, non blinker using, cutter offer while "merging", judgemental, materialistic, people (notice I left out any political inferences) just seems the that alot (again not all) of the people from SF and LA are, and with all of these "tech" companies they seem to follow.

    350 is about average for a house in the Reno area, you can actually find some pretty nice houses in nice areas for 300-350. Hell, I just looked at some new construction and those houses started around 320 and up.

    I was a 6th generation Truckee Meadows kid. Family has been in the greater Reno area since 1865. For generations my family lived on the old Callahan Ranch up mount Rose highway.

    When I graduated from UNR I took a job in Ely. Worked their for 6 years then moved to Elko. Been here for another 11 years.

    There is no amount of money you could pay me to make me move home. Reno simply is not the town I grew up in. I remember Reno as the Biggest Little City. Now it's just California on the wrong side of the mountains. Makes me sad.

    MIL just sold her track home with those specs in fernley for that much. My rental has those specs except one car garage in old southwest and recently appraised for a bit more. Buy in the winter, the market does take a dip here during those months.

    All good info guys thanks. I won't be bringing any thing of California with me. I live in the country up in NorCal and a souled can't stand this state for multiple reasons which is also why I don't mind being an hour out of Reno

    Wow. Not too many families still around from that era. Truly the beginning of our state. Bet your family has some amazing stories/history.

    My great great grandpa migrated to Ely to work for the copper mines around 1906, his kids worked at the smelter in McGill and that's where they lived. I really need to make time to go visit the old familY ranch and the smelter etc..

    One cool story from the ranch my grandpa told was during the prohibition they were making moon shine, and they had an informant that would tip them off when there was going to be a shakedown. There was a pond on the ranch and when they caught wind the law was on there way out, my great grandpa would throw the whole still into the pond, only to fish it out later and get back to business.

    Also a story from one of my gandpa's friends, they were out in front of what is now(and maybe used to be?) the mcgill club. There was a gambling debt owed, and they saw the man at the bar, took him outside and roughed him up. He had a gold ring on his finger they tried to take it to settle the debt but couldnt get it off his finger, so they cut his finger off and took the ring. No charges were filed.

    An even crazier story, my great grandpa was in a bar fight in Ely, stabbed a man and killed him. He had to flee into the hills to avoid the law and it was winter, he got frostbite and lost many of his toes. My dad says he remembers him always walking with a limp.

    Definitely a beautiful area with great history.
