    Assuming you have enough extra flooring, I would just repair it, throw a T molding in between the two sections and call it a day. You could go the tile route in between, but that is laminate and just floats in place which would most likely rub the tile as you walked on it. You could nail down the laminate next to the tile with some finish nails, fill the holes and let it be, but if the floor expands and contracts with the season it could cause it to bow up in the center if whoever installed it didn't leave enough expansion space around the edges.

    True, the floating laminate kind of screws me. I should have enough floooring to repair it with reusing some of the pieces

    Thats the route I'd go and you should be able to find a T-molding at Home Depot or Lowes that will match your floor.

    As much as I hate to say it, that has become standard and common place, I cant see any major code issues, just looks like someone was lazy and didn't want to finish the ceiling just yet.

    No, although they should finish the ceiling so it looks proper. If you started opening up walls you'd be amazed what was next to whatever in your walls.
    *edit, at the very least a drop ceiling since it does look like they have two shut offs of some sort in line there.

    Well, x and y don't require permits. But z does. And when you try to sell that house, you're going to find that out if something doesn't match up and it gets noticed. And you may also find out that x or y, the assessor kind of cares about when figuring property taxes, which can also mean issues when selling. And of course if any of them end up having some potential impact in the event of a catastrophe, insurance companies love reasons to deny claims, as many should already know from auto insurance stories around here.

    Seriously. At least call the building department and ask about what you want to do. Then you at least know for sure what the risk you're taking is. If you still want to lay a potential seller's mine for yourself after that, by all means...
