    If i remember correctly both those area are closed until like April-May every year.

    Edit: from the looks of it, its just the whiskey dick area, they feed the elk there and don't want people fucking with them.

    I just look for shits and giggles now. The lack of housing supply for the demand is making the market crazy. Even coming from Southern California where the market has been crazy at times, I'm not going to bid over asking, write a letter begging the seller to take my money, or waive inspections and such. Apartment living for lyf!!

    I constantly see 80k over asking price. And yes they want a cover letter. People are waiving appraisal too so if it appraises lower than sale price the buyer throws down cash for the difference. Been shopping for four months now.

    This house the sellers wanted buyer to waive everything. But it was the most meticulously up kept house I've ever seen. Oh well.

    I don't even want to look. At least anywhere on this side of the state. I'm very lucky my rent hasn't gone up on the house I rent for almost 7 years now. $1600 a month utilities included for 1400sqft 3bd 2bth with detached garage and right on the river. 4 bars within walking distance. Been in it for 11yrs now. Should have bought it when I had the chance in the beginning.

    That's what I'm seeing too. I've been looking closer to downtown where a lot of the houses are turn of the century. I'm not waiving an inspection for a house that's creeping up on 7 figures, built in the early 1900's no matter how recent the last renovation was.

    I work for a bank with a decent sized mortgage business. We are suffering from a downturn in volume because there is not inventory. Sellers are afraid to sell because they won't have anything to move in to. It smells like the market prior to the last crash, but this one is built on real demand. For now, I'll keep my powder dry.

    Unfortunately, I live in a downtown apartment building. All I can do is be a good tenant so when my annual rent increase comes I can try and negotiate the increase down. Hopefully, being friendly and charming to the leasing ladies helps a bit.

    Haha. My 4 oldest went back home to Hawaii and I just have 3 left. After this June I will only have 2. My boy is graduating and will be a husky in Seattle. So the list keeps on getting smaller
