    What happens when you do not properly flash a deck ledger. So now instead of just reframjng an opening for a door, I get to rip apart a deck and redo a whole lot of framing.

    Actually CDX. And no paper. Guessing water has been getting behind the ledger for at least 15 years. Rotted through two of the three 2x10s. Subfloor seems intact in the house, but the rim joist is questionable at this point. Doing more inspection/demo tomorrow

    Is it the top of the lower wall frame between the ledger and that header in your pic ?

    Yes. They basically had framed down from the 3x header for the windows. The rim joist is directly above that. The sheathing between the rim and ledger appears to be completely rotten. From the inside the rim looks intact, but I suspect that it is rotted also. I did see some water stains on the bottom of the subfloor, but could not push a thin screwdriver through it. But experience has taught me that the damage will be way worse than what I expect.

    Maybe I'm not getting what you're saying but are the rim joist and deck ledger not at essentially the same elevation ?

    Did a little plumbing work yesterday. Had to correct a leak and get rid of the mess, the previous owners of this house made some questionable decisions.

    I have no idea. We moved into this house last summer and don't use the disposal all the time. I am surprised we didn't have issues with the drain clogging. Ill have to upload some more pictures some time. When we bought the place we figured we would be remodeling the kitchen so I didn't pay close attention to how bad it was. They recessed the refrigerator into the garage so I cant fit my truck in the garage. This will be changed when we remodel. They also recessed a microwave halfway into a wall so the back of the microwave sticks out into the laundry room... its some really bizarre stuff.

    We call them "rat slabs" in what I do. Typically when working in rainy areas. Makes it easier on the rod busters laying steel and keeps the clearance under the first layer of rebar consistent. I've had to put guys in the mats with shop vacs to suck dirt out to get the clearance back after a failed inspection. 2"-3" of concrete takes that out of the equation.

    You ask and you shall receive. In the middle you can see the microwave in the wall. Its a microwave designed to be mounted above an oven so it has a fan and light on the bottom. I don't have a pic of the backside right now, Ill have to grab one later. You will just have to imagine it sticking out about two inches on the backside of that wall. :) The dishwasher below is another example of high end DIY fit and finish. If you look closely you will see a thin piece of drywall wedged into the wall to cover the unfinished side of the dishwasher. I have a friend who does kitchen renovations and he told me my kitchen is the worst he has ever seen. :)

    From this angle you can see the refrigerator recessed into the garage. This takes enough room away in the garage so my Tacoma wont fit FML.

    I wonder if they thought you had to have a sink in order to have a dishwasher... That's just odd. Your pictures did NOT disappoint!
