    I did call them and they said it takes some time for the title to come and you are right I could do the payoff right now online and I do know how much it is. What I am looking for I guess is the buyer to pay off the truck and give me the remaining balance and have the title go straight to their place. Id hate to have a buyer ready and tell them well I think the title is coming in the mail at some point.

    At least in PA that was just the nature of the beast. This is why you have a bill of sale too, like for instance when I traded my WRX for the Tacoma. Difference on trade was only ~$2k so I kicked over the balance in cash, walked out with a bill of sale but no title in hand. That came a week or two later.

    Contact your leinholder in regards to payoffs. I sold my Tacoma with a lein. I went to the bank where he financed his loan for my truck, signed documents, and handed over keys to new owner. They mailed the payoff check to my bank. I left with a check for the difference. Once my bank got the payoff, four days later, title was released and mailed to new leinholder(other dudes bank).

    Toyota financial doesn’t have a standalone office. You’ll likely have to do payoffs by mail, preferably overnight for expedited title.

    Private sales make things much more complicated. But it’s not rocket science.

    Next time, finance with a credit union for ease.

    If buyer is paying cash. Get a payoff quote from TFS. Tell buyer to get a cashiers check for that amount. You get the difference. Overnight the payoff and tell TFS to send the title to buyer.

    If buyer financing, odds are buyer’s bank will handle payment directly to TFS. And the remaining will go to you. Title then goes to either buyer or bank depending on their policy, so they can get the Lien recorded

    Middle of my yard. I have a big backyard. So far it's been in the ground for 10 months and has grown from 2ft tall to over 10ft tall. I love mesquite trees. Easy to maintain and clean, if they break or I have to cut them down it's free firewood. The desert willow I'm not a fan of. I don't like how it drops all of it's leaves and is just bare all winter. I'm putting in a Red Push Pistache today/tomorrow for more shade. I've been going to town on the backyard trying to get it all done before it gets too hot. Almost there. Got 18 tons of rock to shove around this weekend as well.

    Have you tried the thornless Palo verde? Nice combo of green and yellow, and won’t go bare in the winter

    Never looked into them. If this willow doesn't take off this summer I'll rip it out and plant something else. Do the Palo Verde drop leaves like crazy as well?

    I feel ya on that! Since I don't have a pool it's pretty easy. Both of the trees I planted that drop leaves are near the lawn. Leaves drop, leaf blower into lawn, mow lawn, done. We had some eucalyptus tress we took down a few years ago that would shit so many leaves it you couldn't see the rock at times. Just used my leaf blower and mowed them right up.

    I'm really wanting to plant more citrus trees. Got a lime and orange now. I think I want some grapefruit and lemons as well.

    They drop a bit of leaves, but they are tiny green leaves. They usually just blew away when they fell though.

    The wife and I are flying into Phoenix and staying in Scottsdale for a long weekend in April. We want to see the desert and will be renting a 4x4 Jeep or truck while in the area. Nothing crazy as I don't want to destroy the rental. Any suggestions for a day trip with possible hiking (1-5 miles) for a couple from Pennsylvania??

    All I can suggest is when you go for a hike bring lots of water. It won't be blistering hot but typically out of town people always underestimate how much water you'll need in this desert heat.
