    Yeah, we have a HOA. They're pretty good at sending out notices for when the annual payment is due.

    I will address lawns only when they get extreme. That's extreme. I also have power to contract a landscaper to mow a delinquent property (10 days after giving a notice), then bill & fine the owner for making me have to do it.

    I've never had to do it...but that doesn't mean I wouldn't.

    There's someone in a neighboring community who sowed bluebonnets all over his front yard, and is now claiming that it's illegal for him to mow.

    Waiting to see him on the news as his HOA is a bunch of Nazis.

    I'm on the West side of Huntsville and all we got was a ton of rain starting about 9am till almost 2am this morning. Couple of road closures due to flooding but no major damage. Last week's storm is the one that did all the damage to trees and such. I think (if I remember correctly) there were about 4 funnel clouds and most areas on the north of Huntsville got hit hard with wind, downed trees/power lines, and marble size hail.

    Ours is worthless. The first annual meeting was February of last year. I dropped them a note last week, asking when we were having the second one, and got back a snarky response that they were planning one, and would let everyone know. Maybe my mention that the word "annual' means every year, and it had been over a year since the last, tipped them off to just who they wuz messin' with...

    No rust, decent deal. Supposed new engine from a Master Diagnostic Tech that has worked for toyota for 20+ years. It's not supposed to be my daily so I think it will be alright.
