    Found a house we like in Maple Valley, literally a 1 minute walk to the private community lake community club and park. New construction house with 3 car garage and a lot lower than our price threshold.

    However,

    1. It's a 3 bath with no formal dining room and living room; we actually use our dining room a lot and have no need for an ensuite bed room downstairs with 3rd bath.
    2. The neighborhood is old. This house is brand new and sticks out like a sore thumb compared to the rest of the houses.
    3. 85/month HOA for the lake community club and park.

    Thoughts?

    Rhymes with tarokee play on pipe lake. Don't know the neighborhood at all, except that it's old and this is a brand new house. I was always told you don't buy the nicest house on the block. But being able to walk to the lake in about a minute or two is very appealing.

    I lived in that community for ~2yrs. The HOA kept pushing for gates at the entrances to keep crime out. In reality everyone outside the box (CB) joked the gates would keep the crime contained within. I will say that I never had an issue with rift raft or my truck being prowled, granted when I lived there I had a POS 83 toyota that even the stupidest theif had no desire to Snoop, but I have a buddy who's lived there for over 10yrs in one of the common style houses you see in that community. Mid-entry split level with 2 car garage, and im sure he would say the same that he's had no issues with crime while living there for 10+yrs. The HOA is definitely on the controlling by the book side of things. They tried to tow my truck from the boat launch once, when the plate was in the database of registered residents but I just forgot to hang my permit on the rearview. I'm sure it's changed over the years and the right raft has been priced out. YMMV in today's world. Definitely lunker's to be lured out on pipe lake though.

    I've decided I'm seeking the required letters to turn "mirage" into "massengill".

    I'm more concerned if this is a cry for help, or you're considering manufacturing aftermarket accessories for Mitsubishi sedans. If that's the case I see two possibilities in your future.
    A: a future spot on overland memes IG page full of ridicule or jealousy since you thought of it first;
    Or
    B: persuing the gambler500 lifestyle. I think @TRD-OffRoad_Ben would agree with this route. I want to see the massengill at gallagher head lake, or similar trail equipped with dryer vent snorkel, 30" swampers, and open header.. I fully pledge support for this route. :woot: #forthegram

    That's the funny thing, by the way a lot of the houses looked, it looked like the HOA didnt GAF about the neighborhood, aside from the lake community center. Also yeah, if you blend it i think crime shouldn't be an issue, but having the newest house on the block didn't sit well with me. Ah well. Next.
