Good fuckin god. Didn't get the house. The other person offered 20k over asking price, all cash, and can close in 10 days. What in the fuck.

 

It sucks but cash is king my man. I wish I had a cash offer when I sold my house so much easier to deal with and less of a hassle quicker to get to closing. But that is one hell of an offer above asking. This is what causes the bubbles to happen because FMV starts getting really high again bc of dipshits willing to pay way more than a property is worth.

 

We offered 7k over asking, cash, 15 day close. But ya. 20k over asking is insane. I'm almost positive it was this guy who had another rental and was doing a 1031 exchange. Which fucking sucks because that dickhead is just going to be renting it out. There were 2 other places I liked from this past weekend though, so I need to go take another look at them and then decide between the 2 and put in the offer.

 

House hunting especially in a fast moving market is full of ups and downs. What is a 1031 exchange? You'll find something and look at it this way you may find something better that you get more bang for your buck out of it.

 

The house was on the market for less than a week lol. A 1031 exchange is basically "I have a current rental property, I'm selling it, buying another" and it's a tax cut/break/something so you don't have to pay the capital gains or something like that. I don't know the ins and outs of it I just know it's something to do with owning rental properties and taxes.

We'll see what happens with the other 2 places. Both of them needed a bit of a remodel in the kitchen. But one had a 2 car garage which was really nice, but didn't really have a patio. The other had a 1 car garage with a front enclosed patio and a smaller back patio as well. I need to go view them again though.

 

NJ right outside of NYC is just as bad if not worse my sis & bil got out bid by 120g on a house and they put in an offer of 40g over asking and there were like 10 other people that bid on that house.

 

Got ya sounds similar to stock investing and playing the market. Yeah go view those other 2 again and keep your eyes out for others as well something perfect will come up

 

That’s the plan. It’s tough out here. Talking with my buddy who lives in NC right now. I want to get out of California but then I go to the beach and surf it makes me want to stay haha. It’s just a constant battle between staying or going

 

There is some decent surfing here in NC, nothing like in CA though. I have a few friends that have been surfing NC forever. What part of NC you looking at?

 

Ya I know there is. But it’s super inconsistent. And there’s so many spots here. It’s hard to just leave the place you’ve grown up. But it’d be nice to have a nice house AND money haha. He lives in Gastonia right now. I would probably look closer to Charlotte area. Young and single. Gotta be in the nice poppin areas haha

 

Gastonia is kid of a subburb of Charlotte look into the Raleigh area as well the downtown scene has really been growing over the yrs. NC State, Peace, and Meridith are all in that area so there are a lot of young college single women down there. Also Raleigh is closer to the beach by a few hrs. If you need a realtor for the Raleigh area let me know my cousin is one in that area.

 

Ya I was out visiting for a week. Gastonia is kind of a shitty area is what he was telling me. We just mostly stayed around Charlotte. But ya if I move there I want to be by the beach probably. I’m still going to look around here and see what happens. Like I said, part of me wants to get the hell out of California, the other part never wants to leave.

 

More FREEDOM here if ya catch my drift. Next time you come visit I can break out some fun freedom you don't get to experience in Comifornia. I know what you mean about leaving where you grew up. After college rnd 1 I had a killer offer to live in CO but turned it down bc I wanted to come back home to NC.

 

Oh believe me, I know haha. That was just one of the reasons I want to move out there. It's hard to leave the beach culture and lifestyle behind right now because that's pretty much all I want to do. I've got a good paying job and due for a raise in July too which is another reason it'd be tough to leave. Gotta find a new job out there in which I'd take a pay cut, granted COL is much cheaper out there. It's just a struggle right now. I love California but I also hate it haha. Just trying to figure out whats going to be best for me.

 

Decisions like that are tough. Some jobs though pay the same here as they do in other areas. Like what my BIL and Sis do they could make pretty much the same here as they do in NYC and not have nearly the COL as they do where they live and be quite wealthy here.

 

I was looking at a few jobs and the pay seemed to be close. But never know. It’d certainly be great to be making what I am now out there. It always is so enticing every time. And then I go to the beach here to surf in December and I’m like, why the hell am I thinking about leaving

 

Me and @dianasaurusrex001 are going to gulches saturday weather pending to see how everything works.
