House next to me just went up for sale today for 440. People in and out all day according to wife. House up the street for 460. Not bragging, more just tying to wrap my head around it. Houses are just okay. We’re becoming Boulder, I guess it’s inevitable.

 

So is a correction... When is the question.

 

Correction around here would be a shave off the black but it would take some bad shit to pull the city down too far. For gods sakes these empty nestor’s and people with cash, it’s insane up here. But, yeah we should be ready for some bad stuff. And we can’t build student housing fast enough, these rich kid gansta posers in their crown Vic’s.

 

Neighbor stopped in for dinner. First time I've seen one in the yard.

But in Boulder County I'm not too worried about how much the value will drop.

 

Until something changes, imo it'll only get harder and harder. Not a reason to not try, just one more large problem that's getting bigger all the time.

Market crashes, income inequality gap gets that much larger and huge investors buy up anything at a decent price. The lower and remainder of the middle class are the only ones that end up paying for it.

 

For sure, the average price of homes in my neighborhood has increased 40k since January.
