HOA is a big one. Both homes I've bought haven't been hoa. Biggest criteria is garage. I dont even bother looking at a home if it doesn't have one

I got a smoking deal on my house, just couldnt choose that stuff. And I have certain stipulations.

Hindsight 20/20, I should have just lived with my parents until I had $1M and then moved out. I could have just paid them rent, they need it more than the other companies do.

    New requirements on new house:
    1. NO HOA
    2. 3 car garage minimum
    3. (not even sure, but maybe Id like 1 level, so no stairs)

Yeah he did lol. But I didn't care. Some people are more anal than others with certain things.

If you plan to retire in it, might not be a bad idea with one level.

You got to admit though, it is fun to mutually realize that the other guy simply gives more of a shit than you do...yet you are required to do nothing.

    @Redmann - I just ordered a 25 foot 8 ga 240v rated extension cable with NEMA 6-50
Coleman Cable 1917 8/3 STW 6-50 Welder Extension Cord With 3-Prong Plug In Blue (25-Foot, 8/3 Gauge) https://www.amazon.com/dp/B002IZ99G6/ref=cm_sw_r_cp_api_i_Eng9AbZVAY1ND

I’d like to follow your sage advice and build a 50-50 footer of the same 8 or even 6 ga for less money than a pre-made cord.

Can you link me to all the stuff I need to build a 40-50 foot 240v extension cord for a Welder/Plasma Cutter?

I am so tired of this shit! Im not at breaking point yet, but original plan was to pay off house, move to CO, buy a house there, and work whatever job I wanted because my mortgage would be $200 (because of sale price of this house vs CO house is much cheaper)

but now things are changing. Not saying Im staying here, but the money is good. Just me, I dont care about the work anymore. The pay is nice, but thats the only thing keeping me coming back every day. I no longer find it interesting.

What all has changed? Not saying we will all bite the big one at the office...Im just thinking my retirement wont ever satisfy me to where I eventually peel over one day while still being employed.

If you really do ride out the time here that is a solid payout, but man that's a lot to give to NOVA especially if you don't like it here. Im trying to make moves at my office to where I go out west soon. Worst case I just dip anyway after locating another job.

if I sell my house now, I basically have to start over with savings. If I wait 10 more years, I will have a nice cushion. I will just ride it out for 10 years, and continue to make extra payments, etc on the house to get it paid off in the 10 years. So when i do sell I can keep all of the profits, and use it towards what I really want somewhere else.

Not much has changed, just trying to get a 9-5, same company. Goals slightly shifted.

I just looked at statement, and I only owe $99k. Pretty good for buying a brand new house 5 years ago when I was 25.

Since you are from this area and have family up north I would just grind it out I mean normal day to day shit things I assume arnt bad right? If its just the HOA that's giving you shit, well the projects will come and go, but you have been pretty good about dodging them so far.
