    I think that the new home mortgage loans have insurance no matter how much you pay it down or 20% down payment . Thanks to the 2006/07 fiasco. You get fucked for 30 years paying it.

    I don't think so .My house in 02 was 200k and my payment was close to 1500 a month . I can't remember the % rate at the time though.

    Nah just have to do a traditional loan and it’s still 20%, fha and others have rules that besides the 20% sometimes it’s a minimum set of years as well.

    My home 4 years ago was $255k, only did 5% down, 4.25%. Payment with pmi, insurance, and taxes was about $1525 every month. Since then we refinanced at 3.75%, and got rid of pmi so payment is a lot lower. I think pmi is average of $150 a month normally, and about $150-200 for your escrow to pay taxes and insurance.

    Also ask them if they are including property taxes and homeowners insurance in that monthly payment in addition to principal, interest and mortgage insurance. You will have to pay mortgage insurance for any loan in excess of 80% of the value of the home. Rates have ticked up this week so find out what rate they are quoting you. Also, ask them to send you a Good Faith Estimate which will break down all closing costs. That will also tell you a lot.

    Oh so if you refi after 20% you're golden on PMI? I'd probably do that the second I have the ability to then.

    I mean it makes sense taking into account your other expenses but I guess my shock came from the fact that I was already factoring in the home insurance and taxes and other monthly, but as "separate" in my head. That's why I hear $1325 and I'm like "what the fuck???" because I was thinking that was what I would cut the bank a check for every month, not "all told" fiscal outlay to bank, state, insurance.
