    Ugh that feel when you find a beautiful house but it's out of your price range and in a terribad location backed right up to a main road.

    Also thoroughly dumb question but I'd rather ask you guys... how much does a new roof run?

    Yeah I figured... there's a house that's about 20K under my max buy and it's nice, but needs a new roof and landscaping. Not a crazy big place but that's kind of a question mark keeping me away from it.

    I figure at that point I would add solar but then that would drive the cost even higher... pay off on the flip side though.

    The landscaping sounds like a long term winter project for me.

    Fuck solar. When the wife and I were looking at places we found out that with most solar installations there is a contract that your house has to produce so many kw of power over the span of 10-20 years and that contract gets passed into the new buyers if you ever sell your house unless you buy it out just like a cell phone contract. No thanks.

    I guess you’d have to do a cost benefit analysis and figure out how many years to break even on an investment of thousands $$$ before you start seeing a return.

    There is a lot of miss information out there about solar. There are a lot of companies offer it, some good, some bad.

    We have been leasing Solarcity/Tesla solar panels for four years now and are very happy. I would never buy them. I pay a flat monthly for the panels and my electrical savings since getting them is much greater than that payment. Over 20 years, the lease will cost the same as if we had bought them. However, if a panel or inverter breaks.... they fix it, at their cost. If the system doesn't work for any reason, they pay me a fee for everyday the system is not working (yes I have seen this in action and gotten a check).

    At the end of the lease, I do not own the equipment, like if I had bought them. However, 20 year old equipment is not working anywhere near as good as the day it was installed, let alone compared to the latest technology. It is a liability when selling, self owned, older equipment. But with the lease, the company comes out and removes them and fixes anything they did to the roof or I sign a new lease and they install brand new equipment.

    I am selling my house with solar. There are a few options, the buyers can take over the remainder of the lease, paying monthly. Or they can pay off the lease up front and have the benefits without the monthly (slight savings over the monthly payment), they can even do this by working the house's purchase price to payoff the lease.

    SolarCity/Tesla has already provided me a transition agent to help me, my agent, and potential buyers know the facts about it. Plus work through all the steps for any buyer to get going.

    I will look at adding solar to our new house in a year or so, I will want something to compare current bills to future bills. I will look at all the options again, as things change over the years, but most likely will lease from Solarcity/Tesla again.

    I paid off my lease up front so no interest payment to the leasing company. I only pay a 19.99 monthly service fee . @Nitori find out what the pay off is it might be worth it. They still own the equipment I just payed the lease up front . Based on my calculations over 20 years I will save over 30k in electricity payments.
