    Home inspection report is in... nothing earth shattering. So basically, :itllbuffout:

    The place was rented for a few years and it is clear that the previous tenants completely neglected any and all maintenance. Which sucks, but it doesn't look like I'm in for a terrible time.

    Some of the yard needs regrading for drainage, hose bibbs outside are leaky (but dry when turned off), small stucco repairs, main water shutoff valve is broken and leaky, all the sink drains are corroded, A/C unit is 1999 original and needs some sealing/insulating/duct cleaning. Roof needs freshening up but does not look like outright replacement at this point, only 1 cracked tile and some shifted caps.

    The flooring does need some desperate love but it looks like mostly just fixing a lazy grouting job, except for the kitchen.

    Worst issue is in the garage, actually. Previous owners let the water softener leak so much that there's termites making the baseboard and a bit of the garage door frame crunchy. Plus a bit of mold that will need to be looked at to make sure it has not spread.

    You can see it on the baseboard between the carpet roll and the pipes where the softener was.

    This shit has me like o_O because I have never lived in a house that has the breaker box outside. Also lazy ass job on the cable hookup but that's neither here nor there I guess...
    How crazy (dumb/expensive) would it be to move the breaker box inside? I'd prefer having it in the garage but conveniently enough it's also possible to turn the "outie" into an "innie" because the other side of this wall is my walk in closet... or perhaps something like just segregating it to the other side of the wall so it's not just... sitting out there.:confused: We opened the box and it was full of dust, that can't be good for breakers.

    That’s a lot of fixed and a lot of money. Might as well do new ac so say 5-10k, roof repair a couple k, new 5k, grading probably 500-1k, electrical panel you will probably want to upgrade it with more spots for breakers as you do things to that house might as well have the room so that will be a couple k.
