    I was worried about a more severe state of disrepair, and I guess after seeing a lot of half-ass flips where there's a shitty repair on top of a shitty problem my frame of reference is a bit changed.

    Seller has already agreed to new home warranty so I'm not sure if it makes sense to fight over the A/C or roll the dice on it shitting the bed within the first year.

    I'll certainly push on the roof, sadly there is no good southern exposure or else I would get on some solar while I was at it.

    And yes termites suck, the inspector said basically they came because the previous tenants let the water softener leak so much it was like an oasis for them. He did also say that termites are a very common problem and as long as you are doing yearly pest control it should not be an issue.

    Came home from work tonight and went through a tote up stashed away in the spare bedroom closet. Fun going through it but some of the shit i kept is amaizing. Anybody need some 26 inch tubes? Some 700cc tubes for a road bike? Two night rider night light systems and a helmet Homer Simpson wouldn't wear! Even had some jersey bib numbers from 24 hour races! Needless to say my trash can is full of useless shit. Brought back some good memories though!
    Oh, @Enjoihavok I know have 5 camelbacks for riding/hiking. Don't think I need all them! I think I have a gear buying problem.

    That house is a f***ing roach. AC Needs replaced, 10k, termites? Pass.... Would you buy a truck with rusty frame? or a frame someone drilled 3,000 holes in? Youre upset about a breaker box outside? Arent all houses like that here? them breakers are fine out there. and water damage...... forget that...

    This place isn’t the first place I found that I like, in fact it was a replacement stop for a different house that had an offer in. There were places that I loved the location but hated the cheap flipper fixes, places that looked amazing but were in shit neighborhoods, and a few places that were way more move-in ready but had no garage space to spare.

    Out of my price range, unfortunately.

    It’s a tough decision, I’m gonna sit down with my agent this weekend and discuss how to proceed.

    @Nitori list all the issues for repair, the worst they can do is say no. There are a few things that would scare me, but if they are willing to fix them, great.

    Now that I slept on it I'm feeling pretty good coming up with my game plan.

    The house itself is in a good location and it's got a lot of stuff that I want.

    I'm gonna try to cut in on the price for some of the repairs, because if they do repairs it's the game of "who can do this the cheapest/shittiest and still pass muster" versus if you get money off you can shop for someone who has a brain.

    I'm gonna continue shopping around for similar floorplans and comparable price, but simultaneously twist their arm hard, see how much I can get off the price because of what was found.

    Who knows, if they fold on the AC or roof it might just be a perfect bargain.

    The difference is though your asking the seller to take 20-30k off the selling price, you need to ask for the same selling price but a kick back of 20-30k to pay for the repairs, so that the money is tied up in the loan but free to you to use. If not your going to end up having to finance that stuff, which after buying a house is 1. Not fun for your credit and 2. More payments to be made every month, for another couple years.

    I keep looking for you as well, small frames are hard, mediums and large are everywhere in a range of prices.

    Pm what your wanting to spend, and I’ll see if any of the main sites with closeouts and such have good deals that I’ve looked at or not.
