    This is that house. It's like a used car from Enterprise. And for all you know the inspector is missing things that could cost you more money down the road.

    That was next on my list actually. I just need to be able to get in there to see the harness for the alternator.

    Meh, I don't know that I agree with this. Rentals are not always the cars from Enterprise. It really kind of depends. They may not take care of the house like it's their own, but that doesn't mean the landlord neglected it. @Nitori if you are going to be doing improvements (which is sounds like you might), you may just want to consider requesting some consideration on price based on the roof and a/c, etc. This way, when you do have to replace them or do some repairs on these items, it won't be such a punch in testicles.

    I purchased my first house last September. I got an Old Republic home warranty with the deal. Had my AC units circuit breaker melt which was popping the breaker. Called the warranty company who sent out a local company. Guy never really checked the breaker, diagnosed it as the compressor, and the warranty company covered it 100% including new refrigerant, which was the old expensive stuff. I was surprised it all worked out in the end, so if you do get a warranty on the house, I would check out that company. The unit was about 10 years old, so I feel I got another couple years of service outta the system.

    Had an older panel inside the house replaced from a electrician friend, it was about 500 bucks to upgrade. (Has about 8 breakers, maybe 60amp total). I have a 200amp outside as well that was added. He also swapped out the fried breaker for the AC unit, and its been working great ever since.

    The plug I have won't work on the 3rd gen alternator. I have 2 of them if you want to check one out to make sure.

    I was using Enterprise as a reference. I'd NEVER buy a rental car. Period. Why? Because people like me. When I get a rental, I call it a dental and I beat the ever living fuck out of it. I'm not the only person like this. House has 20k of repairs, that's enough to walk away IMO.

    If it is on Winblows 7 I have a .iso image you can burn to cd/usb, boot from it and crack all the passwords that way. Let me know if that works and I'll dig it up.

    I don’t disagree at all about buying rental cars. Don’t get me wrong, I was banned from renting from Enterprise and the Audi dealer refused to give me loaners. You have to admit, CD players look like they want to eat cookies, and fun handles are meant to be pulled going around corners, and if you are going to get a car stolen in Mexico it should absolutely be a rental. But houses are a little different. If the repairs are minor and you can make the concessions work in your favor toward other improvements, go with it. If they are big time repairs, I’m with you, stay away. But it doesn’t sound like that’s the case. I have seen a ton of rentals that are abused, but it’s typically nothing more than paint and flooring and stuff like that. Usually (I’m deliberately using “usually”) people don’t treat rental properties like I treated rental cars.

    Yes. You boot into the CD/USB and it will bring up a bunch of menus but is pretty straight forward. If you run into issues let me know. Maybe just bring me the laptop and I'll crack it.

    My wife said "why don't we put the old home theater in our bedroom?" So I did. Came out great. Floor standing 10's, full size speakers, 2 subs. I send her a pic, she says "We need a bigger TV in there now".


    Now I know why I married her.

    Buy a $4k bike, finally ships Thursday says it’ll be delivered Saturday, next morning its updated to Monday.

    Wife buys a $5 kids nail clipper, automatically sends as 1 day mail, sends me 3 different emails letting me know the progress of said nail clippers as well as gives me a window for when it’ll be delivered.

    Priorities UPS, come on.
