    The part of this that’s tearing me apart is it’s a great location with a generous work space and a blank slate as far as updating.

    I think it’s just gonna come down to how much concession they will agree to. At this point if they say they don’t wanna do anything I walk, no questions asked.

    I guess you could look at it like buying a project car as your first car and DD... probably going to be some headaches along the way at the very least.

    And just like project cars, project houses can turn into project nightmares that go on forever, that you keep finding things that need to be fixed and that you’ll never get your money back out of if you go to sell it.

    Just be careful you aren’t buying a fixer upper that you’ll need to take down to metaphorical studs.

    Yea honestly I was surprised they helped me out. I must have weird luck when it comes to aftermarket extended warranties. I had a Jeep Wrangler clutch fail from a bad throwout bearing, and that was covered 100% as well. Nearly 1200 bucks. I figured no one ever would get a clutch replacement covered, but the warranty covered bearings and it fell under that.

    I totally understand. It’s a tough call. The house I live in now, was a rental. I had some issues with the house as it was. I knew I was going to tear it apart. The roof didn’t have any issues it was newer, and the a/c was only 2 years old, but I found some issues in other places and I was able to get a discount that paid for my appliances. I basically redid the entire house and the concessions provided me a little breathing room. I think @Aw9d offers some good advice about extra scrutiny when buying a rental. Keep your guard up. But definitely keep in mind there is no shortage of homes for sale. I would just offer not to completely discount a home which was formerly a rental as having been beat up. It maybe the case much of the time, but certainly not always.

    Yah but a project car you can learn and do most the work yourself, let me know how you do when your ac goes out, and you have to climb on the roof, and then learn how to use a crane to put up your new ac unit, and or your paying $$$$.

    You can YouTube and learn a lot, but there’s a lot your going to have to pay no matter what.

    FYI, you will spend about 5-10 days of probably 5-6 hrs a day painting the inside of your house before you move in, estimate roughly $1k for that depending on house size.

    Don’t forget about painting the outside of it if it needs it - we spent nearly $4500 to get the outside of the house painted and the vigas re-stained.

    Even better, pay someone to come in and paint the inside and outside in 1-2 days. So nice to have it done and out of the way, plus they will do a better job.

    It took about a week to have the inside and out painted on our house before we moved in. So much better to do it before you have anything in the house. Also, painting is the worst thing to do.

    I knew it got pretty busy so I was hoping that being the last weekend of the month all the families and most of the students would be in school. Yeah, the park service sent me my permit same day I faxed it over two weeks ago. Maybe I'll luck out and no one around :)

    That's a great photo. How was it with the fire out to the East?
