    Mine use to I need to recharge it and wash the condenser again. Really if you see a 30+* difference in vent temp vs outside temp it's a good day especially in the humid South.

    Very nice! Does it have a decent sized lot as well. The old owner must have liked his toys. Around here they consider a 2 car garage a 20x20. 20 ft in depth isn't hardly anything. 35 that is a good size to have a car some benches tool boxes etc. A little odd, lots of wasted lumber building it. Most economical to build with what divisible in common lengths.

    Sits on 5.5 acres. He deff liked his toys. Has a full heated and ac man cave in the back of the garage. Right side has a full work shop with bench’s and his welders. The whole top is framed and studded for storage, most likely wanted to make an apartment or mom and pop sweet. There is also a 20x20 alum shed out behind it. He must of been a car nut cause he has some nice rides parked in it.

    Should have an answer by tomorrow and go from there. The quote we have gotten to build are insane. Cost of materials just keeps going through the roof. I pretty much gutted and remodeled my house in pa and made a pile of money when I sold it. I’m up for another project. Hopefully stay in this one for years to come though.

    That's awesome!

    Depends on your builder and what he uses as far as meterials. There are some guys around here that'll build you something with the cheapest, knottiest, most twisted lumber around and build it cheap like 100 sqft finished. Then you have guys that won't touch a house for under 200 per sqft just in building no fixtures or finishing and they use the top quality state of the art materials and methods.

    Yep you nailed it. At least if I do it myself I know it’s done right and the way I want it. They days of building a high end finished house for 125-150 sq ft are gone.

    Yes and no you can do it you have to find the right deals and contractors. This past spring I did all the drawings for a home that came in around 165. It was really high end with automation and stuff. The owners found a bunch of reminant granite and tile and stuff and saved big. They didn't go crazy specing out the highest end building materials but it was abt 10x better quality materials than these pop up developments. At first they wanted to go crazy with SIP panels a floating sealed crawl space etc. completely state of the art. But when the initial cost of over 400 sqft came in they got brought back into reality. There is a give and take. The builder they were using was really good at walking them through everything and explaining etc. I would guess with the time he spent with them after everything was said and done he probably didn't make what he should have. Especially since he ate the cost of several change orders instead if charging them.

    Cracks me up when they always gas it as I pass. Like they're trying to show off their straight pipe exhaust or as to say "hey look at me my 20 year old Chevy is cooler than your cute little truck"
