Yeah. I got them to put the $150 for diag into labor. So got out the door at $500 in labor.

But yeah, there was a part missing

 

They are tearing down all the single family craftsmans in my neighborhood and building duplex, ugly as hell, townhouses and charging double the rent for them. Unfortunately, I don't think that is the answer. I'm being taken over by yuppie house wives.

 

Berkeley area?

Yes the townhouses are... shitty. But we live in a society that doesn't give a fuck about quality, doing things for the long term, it all comes down to the money man making the most money.

Rough numbers circa last year...

Townhouse
$400k for a lot with a house to scrape
$700k to build townhouse
Sell each side for a total nearing $1.7mil
$600k profit

Single house
$400k for a lot with a house to scrape
$500k to build house
Sell for $1.3mil
$400k profit

It's not much more money or work to build two townhouses vs one house, but much more profit.

 

Yea I'm in Berkeley. Completely understand the financial motivation behind it. Just don't like it.

 

Yup, i hear ya. Well sorry, i did some of those monstrosities.

But that's also the reason i bounced from the area, was sick of seeing corners cut just to make a little more profit.

Although the investor i worked with moved onto different area and more profitable ventures.

 

Its all good. As long as you didn't put the stroller parking in we are good.

as long as they have equal parking for walkers with tennis balls, I'm good with it.

Heck on Tennyson (north of 44th) they are squeezing in like 5-9 Town-homes on tiny lots that look directly onto another Set-up town-home grouping. Literally, I don't know why they would even put windows in.

 

Man, my Dad watch that show religiously... I enjoyed it too.

 

Tacos and parking lot snow drifts are like cats and paper bags.

 

Because people are dumb. At least they are likely putting in on site parking so there won't be issues with on street parking...oh wait.
