    We did the home inspection monday. We also found out that all the renovations (literally the whole interior) were NOT done under permit, so we are trying to find out if they were done by licensed professionals. If not then we are pulling out.

    does anyone ever really get a permit to do interior renovations? I feel like the only time a permit is actually pulled is if its a structural modification, like adding an addition. I mean, would you really pull a permit to redo your kitchen?

    don't get me wrong, I wouldn't blame you for pulling out one bit! especially if they weren't certified professionals.

    Yeah it just depends on state/county laws and what exactly was done. He is writing up a list of everything he did and sending over the names of his people. From the surface, he did a good job. But you never know if he left a nest of wires or something that could lead to catastrophe.

    DAMMIT! Well, I know it sux but you are making the right choice. When they built my house and put the pool in they hid the well somehow and it is literally 5' from the pool. I know that shit is not to code. Not sure what that will mean to me when I go to sell it.

    So I am sorry to hear it Tyler but again, you are making the right choice. It's a chunk of change that will be on your shoulders for a long time. Oh, it took us two years of searching to find our house, so be patient. You might wind up in a better deal.

    What about the Radon test? Did they do that during the inspection? If not get that done, if it has any portion of the house below grade. A remediation system can run nearly $2k so if it needs it, either they pay to have it installed or reduce the price.

    You need a permit to do any electrical/plumbing/mechanical work, which we think he did. Plus we think he added a bathroom as well as turning a half bath into a full bath.

    Yeah we are bummed, but we aren't completely out yet. If he did use licensed pros, then we can have somebody go in and certify all the work and push the bill on him.

    They did a radon test. We got the results of the home inspection back and it suggested some minor fixes, so that's a good sign. Now just waiting on the list of work done before we move forward in whichever direction we choose.
    Edit: and a chimney inspection

    All depends. Technically you are required to pull a permit to replace a faulty light switch or socket. The bad thing is with permitting and the IBC is that each state, county, and municipality has different ways of enforcement if any at all. Certain areas of this country require no permitting or inspections on building.

    Radon is only needed if you live in an area with high granite content. Chapel Hill in NC pretty much every house needs venting of sorts for radon. My parents house not even 10 miles away in Durham no houses in the whole county need it. There are some builders who put venting in just to appease people because it's become the new hot thing for people to freak out over.

    That's what would scare me. If there are any "live" wire connections they are to be accessible via a box and cover.

    Yeah that's what concerns me too. But I dont want to sound the alarm until we find out more. Worst case scenario, we start over with a different house. Best case, the guy used reputable people

    yeah fair enough that makes sense, going to be honest, I probably wouldn't pull a permit either, but it is a little different up here, they make it a pain in the ass to get any permit, I would also do all the work myself, but I am good at that sort of thing, and know people in the trades to consult in terms of codes and shit. I would how ever have a certified professional inspect and certify the work

    Ok, doesn't sound so bad then. Either way the guy will have to pay so if he wants to sell he will pay now. My glass is half full again! :thumbsup:

    Yea, we had ours inspected when there was snow on the ground. That is the most likely time radon will be at higher levels in the house. Ours was .01 or some shit over the allowed level. Completely acceptable but not according to the State of Maryland. So they put a system in. Worked to our favor because now no matter how high the level can get to we are covered. Our chimney failed when we sold our city house back in the day. The terra cotta lining was cracked. Luckily since it was only venting a oil furnace exhaust it just needed a metal liner. I think it cost a total of $400 to have it done.
