    I've seen reputable people do some pretty shotty work and inspectors pass them. Me and inspectors don't get along that well but the projects I am involved with usually are pushing the envelope of efficiency, structure, and modern building so they get really finicky and want us to build to code. Which for whatever reason people think is the best thing ever and it's hard to explain to customers that it's the bare min. standard not the best practice or industry standard (although it seems like it's becoming the industry standard).

    So, in my experience (at least in TN), if you pull a permit, then a county inspector comes out and checks out the work at certain stages of the project to make sure it's good. So realistically you dont have to be licensed, but the permit helps with that.

    I could be completely wrong in other states though.

    You can do the work yourself down here and pull permits and get inspections as long as you do it per the IBC, electrical, or plumbing codes or better. Also it can be a hassle to pull permits down here. Last house I did it took almost 6 months to get all the permitting in order to even break ground.

    Permit helps with what???? Usually builders make buddy buddy with the inspectors and the inspectors office so sometimes they turn a blind eye. We had an office down here that the state shut down and took over because of the corruption within the local office with that sort of thing.

    I just pull the blinds down or do the work at night and hope no one hears the noise? What outlet? That was there when I bought the house.

    yeah sounds about right for up here too, its probably the same across the board for when permits are required, it also depends on the inspector. my friends got their upstairs completely spray foamed, paid the guy cash under the table, the inspector wanted some kind of form filled out saying what type of foam and how thick and blah blah blah lol he stuck a pin in the foam in like a million diff places and if it was a cunt hair less then what was listed on the permit, he made the guy come back and foam again lol the foam guy was like, I have never even heard of that form before and he had been doing it for like 25 yrs lol I ran into some issues with that inspector too, he took come night course and thought he knew more then I did lol made me do an entire duct work design for the house, I wasn't even changing any duct work (under the permit anyways lol) im surprised he didn't make me do a Heat loss heat gain calculation lol (which I can now do)

    Yeah it's at the point where we are keeping an eye open for other houses, but still hoping for this one. I just hate that my wife fell in love with it and we might back out.
    Yeah that's what I'm worried about too.
    I meant more that the permit is more important than the license, but I've only been involved with a couple projects requiring permits, so I could be completely talking out of my ass. My brain is also dead because all of this has happened in less than a week lol

    The only thing I had done by others were the HVAC and electrical at my old house. I did everything else. No permits pulled or anything the persons inspector was impressed and nothing threw up any red flags he gave her a clean bill of health and I got my $$$$$

    Naw you are correct is it's an oversea that at least a min standard is upheld by either an individual or company doing the work and helps with peace of mind so to speak.

    I've had my fair share of dealings with inspectors usually if they get too pissy with me I threaten to just call the state inspectors office and file a complaint then they get right back in line. But my building projects are light years ahead of code so they really get confused and don't understand. Sometimes we get the permits to start then half way through because it's so new they want us to go get everything with an engineers stamp so the arguments insue from there it's so much fun.

    When I was looking for houses. I had one general rule look at it from an investment standpoint don't let emotion control the purchase or the viewing of the house. Everything can change within the exterior walls of the house time and some elbow grease and some $$$ will make a house what you want it. Try and look past even the ugly ones or shitty ones as far as flow goes. Sometimes you can get them for a steal and then make some bank on them. Emotion can create horse blinders when purchasing a home.
