    Wife and I are in the process of looking at houses and eventually moving. We own now and looking to own again. Buying and knowing what to look for the second time is cake now that we have done it in the past. We know what to look for and what questions to ask. Selling, on the other hand, is nerve-wracking. Looking to make some upgrades on the current house to make it easier on us when we sell. Creature comforts we are looking to add will make the time we have left in the current house a little nicer too. Only looking to do the essentials that will just add $$ when it is time to list.

    Worst they would do here is require spot checks. They would cut holes to check certain things in certain areas to see if it is up to snuff. So worst case I'd have to patch some sheetrock and touch up paint.

    My neighbor sold his home with a self finished basement and it didn't affect the sale at all, other than driving the selling price up.

    Around here people dont seem to care if a permit was obtained as long as it looks like it was done by a professional. Which is why I hired out my sheetrock and paint.

    Thats nice. Many cities care about the permitting fees. That's why they take it out in the owner.

    VA loans for a seller can be some of the worst to deal with. The VA tends to be much more nit picky with stuff than a normal loan.

    GUESS WHAT EVERYONE. BETTY WHITE IS FIXED!!

    I took a total of 1.7 gallons out and there shoulda been like 2.6 in there. Whoops. I guess just over time it slowly puked out coolant (probably head gasket but whatever). Anyways, got the system all burped, took it for a 10 min test drive and sat in my driveway idling for another 10 min (I’m actually posting this from my driveway as my truck idles).

    Oh my way back from rausch it would hover around 200° and as soon as I would slow down, it would start to climb.

    Today it didn’t get above 186.8° which is right where it should be. SUCCESS. In the future, when it pukes coolant, I guess I’ll top it off to try and avoid this again lol

    They say to clean up any spills because the coolant tastes sweet to animals, and it’s toxic to them. I totally get it because the coolant really does smell sweet. I had to resist the urge to take a sip.

    That's how you figure out what you are leaking. Taste it. If it's sweet, it's coolant. If you have never tasted coolant, you aren't really a mechanic

    I have to top off both our Toyota's once in a while.

    In the 11 years we have owned them, I have only gone through one jug of coolant. So it is maybe a few ounces every other oil change or so.

    One time, it got pretty low in my truck and it sounded like water rushing in the passenger side dash at cold start up and for several minutes afterward, until I realized that's what it was and topped everything off and burped the system over several days. Now I just check it every oil change and top off accordingly.

    But, I have never noticed a leak or anything on either vehicle.

    Y'all are making me paranoid about my coolant level... now I'm gonna have to look when I get off work...
    Speaking of, I need to move my jug of coolant from behind the seat to the truck box. Tired of hearing it smack the back of the seat when I brake or let off the throttle.

    I would like to, but I have prior obligations! Going to be at the mobtown shop all day Saturday installing +2” LT on someone’s truck, and buying the guys King’s off him. Now if sleepy creek was Sunday I would probably be in to give it a king shake down!
