    It's less Tacoma and more mod
    Maybe, people aren't after those as much the Celica Supra and mkIV. I think of that one as more of a labor of love car kinda like my Z, the others that truly appreciate it are few and far between.

    I dont think it is entirely. It's not what it was in Mike's day that's for sure, but it's doable. It just takes a willingness to be patient and save. I think its harder these days with our buy what you want now pay later culture.

    That's true. I really just want a small project one though. Like one that's 90% done like this one I'm looking at is. Not one I need to fully rebuild. That will be harder to find.

    Would love a gen3 mr2 as well.

    Yeah I'd have to save for the next 5 years probably to be able to do that here.

    Not saying your wrong. But Ben is definitely on the right track. I mean hell I was set up better than most people my age finacifinan speaking. I have 0 debt to my name other than like a grand here and there on the cc I only just got last June and pay it off every month. I have no credit to my name. Have paid cash for everything and always save. And I still can't afford a decent house that doesn't need a full restoration job. Hell I can barely afford those houses.

    Decent house goes for 300-350k. That's a 60-70k down payment. I have some money to put down. But not that much haha

    Yeah that's alot. I know markets vary, but surely there are things for less than that just need a little love to be good.

    There are for less yes, but most are super neglegted houses which Im very warry of. The water here is very very hard and plumbing is something Im worried about. Plus I am NOT buying a house without an oversized garage at least preferably a shop. I need that in my life. Been way to long without it now and Its driving me crazy. That doesn't help my cause.

    Yeah Im making really quite decent money now. Hoping with a 5-10% down payment which I can afford and a good deal something I want will be do able. I do need to start talking to people though for sure.

    Yeah you especially should have one. The winter is big down time for you that you could do all your maintenance and keep stuff out of the weather.

    Exactly, it's on my "it's time to do this" list for this summer.

    Edit: borrowing the empty bay in mom's garage can only support so many projects lol. Time to move out of the basement so to speak.

    Haha i hear you. I have a lot of stuff still in my Dads shop. Though not much I care about anymore. Frank is parked in the alley at my aunts house ha.

    This is right on. The key is that this is harder today because of our culture. US (world?) society is currently all about the immediate gratification vs. long term view. I think it's exacerbated by the social media culture -- where Facebook, Insta, etc. reward you for the short term "likes" (then the story/post quickly fades ...so the more/faster you post, the more you're "rewarded") vs. looking for long-term quality.

    Man, I sound like a grumpy old dude.

    OK, so saving for 5 years to put 20% down on house isn't very long at all. Frankly, I'd expect anyone to have to save that long to buy a house. I sure did, and my first was at a similar price range ($400k) given cost of living (and thus salary) differences between my area and yours. So, I'd say "keep saving, you're doing it right." Especially in today's world where housing/market booms/busts can happen quickly and have dramatic impacts - you want to start with 20% equity or dang near it.

    Sure. I mean that makes sense.

    However, I live in a small rental house that does not allow me to do..well..anything I enjoy doing. I cant do audio stuff due to how the house is designed really. And I can't work on my trucks. Im at the point where Im no longer comfortable taking Igor on another big trip due to some lingering stuff I need to address..but can't really. I can't fix frank without a welder and he won't fit in the garage I have now. I can barely change the oil in there on any of our vehicles.

    That and its a rental. Id rather build equity now than blow money.

    I don't even know if I will be able to work here in 5 years. No clue. Im on a yearly contract like everyone else and its a foundation that could close shop any time they wanted. I dont' believe they will, but you never know.

    So I don't have a lot of security anyways so it makes even more sense to wait. Sadly, its getting to the point where Devin and I just aren't...happy. And a huge part of it is where we live since how we live depends on a few things our house now doesn't provide.

    And due to it being a very small area with the Mine driving up prices constantly and with a 50-80 year minimum life span and expansion plan...Property is NOT getting cheaper here. No matter what I buy, I will be able to sell it for more easily. And the longer I wait, the less I could potentially afford. And finding a better rental will not happen. Was super hard to find anything in the first place.

    Idk. I just started the whole credit thing. I've never been comfortable with owing people money. That was a big step. But to bite off a 300k chunk is very very daunting to me. I don't want to even do that period honestly. But its how it works i guess. It amazes me how much money people don't have and yet what kind of stuff they can "afford". Its a weird system I think.

    Im a very big picture long term guy. I believe thats how I ended up where I am today. 5 years isn't that long. If the location was different, Id be totally fine. But its not. Columbus sucks man haha nothing there to keep anyone busy really. Not a good reason to spend 300k and get a bad loan Id say. But Im nearing my breaking point. Devin's been over it for a year.

    Lol it doesn't sound like a get off my lawn rant. I think there are studies out already that show the negative affects of social media on people especially younger kids who are still developing cognitively.

    I have found that it's a lot easier to put up with something if you know that it is temporary, and you have a date when it will end. Putting up with something that you don't really know how long it will last is really hard.

    I would VERY much not like to sign another year long rental lease..Would not be fun.

    I hear you. My shop situation also sucks - I have to pull the truck out of the garage to work on it, and I can't leave it out overnight b/c it's been broken into twice - part of the reason I went down to Zane's to do the rear. So, projects are "what can I do in a day at a time." Bleh, but life.

    Rental is OK - I rented for all the time before I bought a place. Even when you own a place, you'll have "rent" that isn't equity. Things like property tax, maintenance and repair - they all add up and don't increase your equity at all. So, just keep saving for now - that rent is what allows you to do that.

    Definitely buy in a place where you think you'll live for 10+ years - a geo location where you'll be happy (not just a house/shop/land you like). It's really hard to make money on property in less time than that (with various fees, interest, all the "homeowner rent" stuff I mentioned above, etc.)

    Property may not be getting cheaper now, but prices are tied to more than the mine; they are tied to the overall US/world economy. You're used to seeing them only go up b/c in the time you've been "on the market," that's all that has happened. But I watched my house go up until 2008 and then lose half it's value - it was just the nature of the time and it happened across the country. There's another bubble coming - I don't know when, but that's the cycle. In fact, even with the craziness of the booming market in the PNW (Microsoft, Amazon, Boeing, Facebook, Google, etc.), in the last year, house prices have actually fallen. Crazy. Cycles.

    :) I'm not suggesting that you bite off the chunk now - quite the opposite. And those people who don't have money - they can't afford the stuff they buy. Something insane like >50% of Americans have less than $400 in the bank. That's not you (which is good) and by only buying a house when you can actually afford it will help keep you above those 50% :)

    Yeah, I know you are. And that's great. If the right place for you guys to buy is somewhere else, I'm not at all suggesting you buy in Columbus. I'm just saying that wherever you buy (and whenever), do it with enough equity that it won't put you out if the market tanks.

    Anway, I'm sure you'll do fine - you clearly have a good head on your shoulders compared to a lot of folks today in that you're even thinking about this stuff.
