    Well.... gotta remember that there is a difference between being *able* to put 20% (or more) down, and actually doing so. Fact is that it costs less to borrow money than that same money is worth invested, which means that pouring all of your money into property is ultimately not going to make you rich. And now you get to look at the full picture when it comes to real estate investment; not only does real estate itself "always go up" (in the long, or possibly REALLLLLLLLLY LONG term), but you can simultaneously invest its equity.

    Also, I'd like to just point out that the term "millionaire" isn't the same as what it used to be. Old time turn of the last century millionaires were present day BILLIONAIRES.

    For you youngin's, you want to know what the old guys really piss away money on? Time and comfort. The first thing to go is that we stop stuffing 8 people in a motel room on our overnight shift-driving road trips to Vegas. When you can start to afford your own airline ticket and a week in your own hotel suite, you know you made it. Then some of us lose the time to wash our own cars and change our own oil. Friday nights spent at the dive bar may soon give way to the obnoxious family restaurant, and when the kids are grown maybe that nice quiet italian place will be the weekly habit. (I have no kids, so I happily start at the nice restaurant and still visit the cheap dive bar.) Eventually you start getting excited about $5000 mattresses and $8000 sectional sofas, because your lumpy out-of-shape ass is screaming at you for putting up with the IKEA junk.

    For the middle aged guys, the time saved not mowing the lawn is more valuable than the money spent hiring a crew. For the true ancient farts it's no longer a luxury- you need a maid because you can't lift the vacuum anymore.

    eh, enjoy your youth. Use that truck to get to all the hiking, biking, camping and swimming spots that you can find. Put away the camera phone, gather friends, make some memories that shouldn't be shared online. Old-you will be thankful.

    I kind of agree. Only because yes you can take that money and invest it but most people aren't savvy to make enough money to offset the cost of interest. If the market does well they are certainly mitigate some financial risk but the cost of a 4% loan on 300k is way more than the income of 4% on 60k.

    Well said... so what constitutes “old timer” to you?!

    I applaud the no kids thing, no offense to anyone that does have them. I just happen to spoil my niece, then kick her back to her mother. Those airline tickets and hotel rooms come a lot more often and we get the quiet when we want it.. hold on..

    Yeah, I agree. Good post, honest without being a dick about it.

    I confess, though, that I bought my first new car at 18.
    A '74 Pinto wagon. :rofl:
    It was a leftover "stripper". No radio, nothing. Manual of course.
    It's been a long time and I'm not sure, but I'm thinking it was something like ~$2,600.
    Do they even sell strippers any more?
    Anyway, I paid it off in six months.
    In those days, you could get a factory job straight out of high school that paid real money.
    Then I was off to college.
    It served me well, just over 100,000 miles (mostly) trouble free. It was a better car than its reputation.

    Cars are so much more expensive now.
    They're a ton better too. But all the safety features and fancy gizmos have a cost.
    I guess it's a wonder I survived this long.:p

    Yeah, double-income-no-kid club! (Actually I upgraded that status to single-income-but-with-new-girlfriend-and-still-no-kid, but the acronym isn't catchy. We're still working on that.) Not sure on old-timer, I ain't nearly there yet, but I am old enough to notice that time has significantly started to move faster. I thought I was still young until I was talking about movies like Airplane! and Goonies and my coworker failed to recognize both titles. She then said, "wait, how old are you," followed by "ohmahgawd youre old! I thought you were like 30." ...Damn kids. :pout:
