    If I drive my wife's car with the heated seats, steering wheel, and mirrors I'm an asshole for a couple days when driving my truck on cold mornings. If I had a bigger garage this would be a non-issue.

    Hopefully that'll happen soon enough but construction costs are crazy here right now...maybe when the economy here takes a shit again we will be ready and costs will come back down.

    Too many to list, and I've probably forgotten a bunch.
    That's what I don't get. Everyone screams housing shortage. The place we're buying sat on the market for 3 months, had a buyer, fell through, sat another 3 months, and then we bought it. I see lots of homes on the market for 90+ days in the listings, most too new to have major issues. Even some older ones we looked at were in better shape than I thought they'd be. I'm constantly emailed about new listings, so I know there is housing. Maybe apartment/rental housing isn't keeping up? Or are they just not building houses in the median income range for most families?

    Average time on the market has been going back up since late last year. Prices are stabilizing but they aren’t decreasing.

    I think the issue is “affordable” housing. For single people on a lower income there really isn’t much out there. Even couples with dual income are having trouble finding places.

    My 780sq ft hobo rape shack is close to being worth $300k, almost double what I paid. I make decent money but I would have trouble affording my mortgage if it was double. Any new build is going to start in the mid 300’s for a house. There’s even some new townhomes close to me that are mid 300’s for a two bedroom.

    So the lack of affordable housing due to people from California selling their condos for million plus and then coming here and buying a house cash. this has been happening for the last few years and will continue to happen until Nevada becomes East California.

    So apparently the King rear shocks I have do not have enough down travel since I have the 096 dakars and AAL's in the rear, so I called Kings and they said that if I get the +2 rod ends, that should help out the problem. I would send them back to take the internal spacer out, however that will only get me another 1/4" and that isn't worth the money at this point. I will just have the spacer taken out when I have the shock rebuilt in the future. Soooooooo, what kind of bump stops should I get? lol.

    Probably worded wrong...I wouldn't let the cash sit. I'd pay off the mortgage on our primary residence and then start banking the savings so we have a down when the time came to pick something else up.

    Yeah, but nobody knew that so as close to the best time as you can get, right? Or keep the rental, take a second out on it and get the third place. Also if you look at how to pay off your mortgage in 7 years, that’s not a bad idea either except you live like a broke person for awhile

    I'm 28 and bought first house about 6 months ago in Reno.. I obviously knew the market was stupid high compared to the past in reno.. but I wasnt about to keep padding the pockets of a landlord when I could afford the mortgage, I have seen this city change so much over the last 15 years (for the worse) I honestly thought about moving away, but my entire family is here and I always envisioned living my whole life out here.... hopefully the market doesn't crash too bad that would be a bummer, but honestly for a long term investment such as a house that I could potentially see myself in for the next 20 years, I'm just trying to pay off the mortgage asap.

    Im not buying a house in the Reno market right now, but it is also annoying to pay into nothing.
    I just moved over to double diamond, looking back at that map, it is mini California big time.

    Been on the south end of town since 2006ish, never seen it as busy as it is now...

    An adjustment is only an issue if you're trying to sell or need to pull cash out for something. Look at how quickly things bounced back after the bottom in 2011.
