    Yea I'd say the low interest rates and low or zero down payment loans really ran up the price of a house. Its around 100k here for a trailer on a acre. A house that's in average shape and has a garage starts about 180k.

    $180k would be a dream for me with a garage
    Can barely get a house with a roof for under $220k here
    $180k you have to willing to live near the tracks and dont mind homeless peeing on your fence or living in your back yard

    A few MOD's
    Here is a partial list of stocks I owned 10 years ago and have sold all of them and paid off my house.
    Ford, Apple, Microsoft, GE, Corning and Google. I had about 5 additional but cant remember what they were. The big movers were Apple, Microsoft and Google. $$$$$ Good luck to you all may the market rally on for ever lol. Yes its down today.

    That 180k is a house built in the 80s in a run down subdivision . I live 40 miles away from Atlanta.

    I got a free riding violation today on my brokerage account, 90 day penalty. I can buy with cash for those 90 days, but not with unsettled proceeds from sales.

    Basically, I sold stock A for $3,200, immediately bought stock B for $3,200, realized I didn't calculate it the way I should have, I only wanted $3,000 of stock B. I immediately sold a few shares to get stock B down to $3,000. Apparently you can buy stocks with unsettled cash, but you can't sell any shares of that new stock until the cash you used (from sale of stock A) settles in a few days.

    I guess you learn something new everyday. I also learned about wash sales the hard way, luckily it wasn't a big deal the way that one played out.

    6 figure jobs here in alabama are far and few.

    It'll get demolished and they'll throw a property on that lot for 750k+

    That's my only guess. There's 750k homes right next to the freeway here. The views are cool but... lots of traffic noise. I wouldn't be able to put up with it after a while.

    They tore it down and are going to probably put 4 units on that lot. Probably for $450k each. So $650k purchase, selling for $1,800,000... that leaves $1,350,000 for building costs and profits. Hire some illegals to do the job on the cheap, put in the cheapest hardware you can (just make sure the appliances are "stainless" :rolleyes:) probably will only cost about close to a million to build, if even. Solid ROI.. I guess..

    That's alot to pay for a lot to build on but I guess the people that do that know what they are doing. Houses near downtown Atlanta go for that much.
    Anybody looking for some cheap property near down town atlanta might buy up some property in vine city. It's cheap compared to the rest of Atlanta but should gentrify in the next ten years and the higher prices should push all the drug dealers out.

    I know what your thinking when I said the drug dealers move out but the vine city is right next to downtown and the new Mercedes stadium and I think 10% of these houses in the area are abandoned or condemned. It's also the most dangerous neighbor hood in Atlanta and I think in the top 10 in the us because of drug problems.

    If anybody was into real estate gambling it might be a good pick.

    It's a ghost town right now. Inside the cumberland river is a warzone. North of the cumberland river is deserted.. the only places there are dollar/liquor stores and churches, which are all few and far between. There is a lot of land up there that is ready for development. I think the main issue with this area is that there is no quick highway access, and you have to drive through the shitty parts to get anywhere. Honestly it's kind of stupid that the freeway (440) only goes around about half of the city. They really should finish it and complete the circle. This would be a big project but it would future proof the population growth.

    I'm not actually going to buy anything in that area of Atlanta or close to Atlanta. Just noticed that area had houses alot cheaper compared to a few blocks away. Other areas used to be similar but have gotten nicer and way higher priced in the last 10 years.
    They have a perimeter highway all the way around Atlanta and a 14 lane highway through downtown and Atlanta traffic is still pretty shitty.
    If a major project like adding a new highway through there was in the works and you already know about it. It could take 5 years or more to complete and if its not already being planned or talked about it could be 10 years or never before it happens.
