    Do everything you can to build up your credit while you are young. You'd be amazed what a good credit score will do for you. There's a huge debate over what is a better strategy: real estate or stocks. Both have their advantages/disadvantages. If you can get the house paid for and not wait until the loan matures, you are off on the right foot.

    Stocks, only if you know or have someone in it for your vested interests. My parents have lost their asses in stocks, and yes they have made it back. However, if they would have bought at least one or two properties. The 100-200k return, or residual income thru their elder years would have been nice.
    ie - my pops is 68 and works harder than any of us. He should have been retired by now, but people on wall street like to play bait and switch. I vote real estate.

    I have yet to reach a point where I have the financial means to heed his advice though.

    I think a combination of the two is best. It's all about timing. Either you get it right, or you don't.

    I also think it really boils down to this: If you can purchase a home outright or pay it off in 5-10 years, you can come out ahead in the real estate game. If you only plan to make minimum payments and let the mortgage fully mature, you're better off gambling with stocks.

    Now is a good time to buy a house though. Interest rates are still relatively low and look to continue to increase.

    1 thing about your money, don't ever let someone else manage it. Investing in stocks is not hard to do, lots of programs out there that let you train with fake money on real stocks and real time. Get to learn it and you are doing yourself a huge favor, open IRA's both Roth and Traditional open a brokerage account and use that money down the road when you want to buy a house.

    Can't go wrong with property either, I am always looking for my next move in real estate. Like JB said if you can buy something cheap and make income off it while it pays the mortgage it's a win. I'm currently looking to buy vacation property that I can short term lease..VRBO..AirBnB..ect. Right now I still think we are in a sellers market and I'm willing to bet within 2 years we will have some pull back on the real estate market...then it will be time to buy.

    Always looking to get out of my 9-5 job so I can enjoy life, more fishing...more camping...more fun

    I've heard for the last 2 years that we are on the verge of a recession within the next 2 years. I think it will happen, but 'when' and 'to what extent' are uncertain.

    Yep, looking at the patterns, we're due up for another one. We missed that last one as we were in college and didn't have car payments, credit cards, student loan payments, or mortgages. Kids and a house changed everything. We've been aggressively paying off debt for the past year so all we have is mortgage and student loans, and can hopefully ride out the next storm.

    Which is nothing, and that is the killer. Money that sits in your bank does just that, sits. Some hoard it and wait for the apocalypse, others use it to gain leverage in life.
    Most importantly, do Not live above your means. And you got to come at it with your game face on. I mean hell my GF of 10yrs pays me $800 a month to live with me...GTFO you say, I say this ain’t no free ride son! This shit is serious, ya gotta have it on the lock down.

    The thought of a recession scares the shit out of me. I didn’t weather the last one that well. Lost my job twice in a years span. Then the only jobs I could find were 120 miles away from were I was living.
    I don’t know how many places looked at me and said I was over qualified when I applied. That was rough times for a lot of people, as I recall.

    I’m a chef. I got a really good gig right now, just a lot of BS. I know the economy would have to crap the bed big time like last time, or worse, for the hotel to start cutting managers. I do however know that I am drastically paid well for my position, and know corporate America is cut throat in economic struggling times.

    The wife and I are trying to pay debt off, but damn day care equals another a mortgage payment.

    That's what I'm trying to do. Find a decent house that has 3 bedrooms and unfinsihed basement, have people move in and pay rent, make money off them.

    That's what my dad says too which is why I'm looking (in 10ish years or less) to own another house and rent that out or something similar. I need the first house before I get too far

    House can be a great investment even without renting it if you choose wisely/get lucky. We bought in Grant Park 5 years ago, and could sell for $150k - $200k more than we paid right now, or rent it for well over our mortgage payment. Find the next up and coming area and maximize appreciation.

    Only area left where that is a viable option is the not-so safe parts of College Park.

    Housing in Atlanta is tough because in order to be competitive, you need pay 15-20% above market value of the actual house. And if you work inside the perimeter..god help you.

    If you are lucky enough to work remotely, go spend $400k in Woodstock or Cumming, and get 3 stories with finished basements etc

    I'm in banking and see many trends. I help in lending but mostly asset liability management so market rates are very important to me. I'm 33 so I came out of college during the shit end of the recession, so I stayed an extra year to get my MBA in hopes it would rebound a little more and jobs would be available. that was 09, and as everyone knows it took a little while after that to really recover some.

    With that being said, all my friends, co workers, people we know my age or younger all have good jobs and pay on par with this current economy. This means they have more to spend on a house. With the housing market so hot, many are over paying for their homes or buying homes with a much larger budget b/c they can be approved for it but certainly don't need that much house debt. Many have very little rainy day funds b/c they over spend or have not had a good paying job long enough to save. This is the majority of the people I know. Tack on current debt to the mtg and all it will take is a couple of bad months for these people to be against the wall and we will be back in a housing crash.

    I say this to echo @Built2Ride "do Not live above your means", but I would also like to offer more advise on this. Find ways to live well below your means. Just because you can afford it now and it's in the budget, it may not always be. Have savings to bail you out of those bad times but also make your money work for you. Invest, and it that scares you, find no risk avenues like CD's or High yeild savings but please don't let your nest egg sit in a .05% checking account or a .10% savings account at your local back. No risk 2.0% is much better than no return at all. Just my .02 probably about as useful as a bow-tie on a donkey:)
