    Haha, totally! Damn Californians driving the prices up literally everywhere. We're looking for a cheap fixer/upper on some land, so I don't think we'll be hurting the market.

    I hear ya. There's tons of land everywhere, I don't get how things are still so expensive haha. I guess too many people are moving in and the builders can't keep up.

    Blue is College Grove/840. The "Burbs" it my prediction this will be the new Brentwood or a smaller city within Nashville by 2030.

    Homes range from 200's - 10+ Million Depending on Neighborhood.

    Random (probably useless) thoughts.. if China stops their wealthy from investing in foreign properties to "stash their money" then we could see a drop in west coast markets where this is prevalent.. if that happens, the markets over there will dive and people might not move out so quickly if the homes become affordable again. It's already happening in Australia but only because the Aussie government is clamping down on this type of investing. Their housing market is declining rapidly. There are already some drops going on in SF and Seattle. If the west coast cities become affordable again, then there will be less influx of WCers into Nashville, builders won't stop in time, and we will be flooded with supply. Some WCers might even move back home if the house prices on the WC become somewhat affordable again. Then maybe, just maybe, Nashville's housing market will go back to normal. Here's to hoping.

    Not so for my zip code though, there's still a $800 difference between the two. $2440 vs $1685.

    I'll second TN Dirt Devil. Depending on how technical you want your easy trails to be (and how wet it is), LBL seemed to be pretty easy and a ton of fun.

    The Dirt Devil is more just country driving than off-roading, but it is fun and can have some difficult spots if the water is up.

    LBL is probably the place to go, but don't go by yourself! It's way to easy to get stuck, and not be able to get out on your own.

    Definitely agree about not going to LBL alone. Even if you've got a winch, max trax, and all the other recovery equipment. Still not wise to go alone.

    I thought LBL was pretty easy haha. Except for that one rut on 374 where Dave lost a tire, it was all pretty straightforward. There were a few spots that compressed my suspension fully, but usually you could just send it.

    Go when it's muddy! That would be even better. Last time I went there were still a few mud puddles and it was great.

    One of the best compliments I got this weekend was red beard Mike saying that I drive like you haha

    I don't think I'm quite there though. I still have a few fucks left to give...
