    I "hear" you, codes vary and here we have to tie into the sewer system. So "we" have to make sure the p-traps are filled with water or you do get a foul smell in the house and possible methane gas.

    Going to use rock wool on all the walls and regular unfaced insulation on the ceiling. Mostly using insulation on the interior walls and ceiling for sound dampening (plus fire barrier).

    Good idea to use Dricore on the floor - never crossed my mind. The basement floor and walls are over excavated and filled with 6-8 feet of structural fill before concrete was placed. The floor was then insulated/ vapor barriered (term used loosely) and 6 inches of sand over the insulation/ barrier and then concrete poured. Sorry no picture.

    You can use a trap guard on floor drains and never have to worry about gas coming back up.

    That’s what my brother and I were discussing. Pull off the bad cover it with vinyl.

    I’ve noticed people pay about the same for vinyl homes as they do brick homes, but now a days it’s so uncommon to see an all around brick home.

    The dryer stopped working as effectively again so I ran the cleaner through it, this nasty sludge is what came out so we’ve decided that a bi-weekly cleaning schedule will probably be best.
    Any advice on the type of vent box I can put on the end so I don’t have to remove and re-install concrete screws every time I want to clean it?

    I would find or make or flash in a box that keeps water from getting back in your dryer vent

    It appears to be PVC, maybe I could add a box to be an expansion chamber/shelter from the elements and just pop the top off of it to put the cleaner through.
    I’ll check and see what we have at work tomorrow.

    Possibly, it’s either dead level and water being blown in or a low spot.

    Is it a long run of duct work? Is the water from your clothes condensing in the duct? There are diverters for dryer ducts with easy remove caps. Install one in a location that makes cleaning a little easier. We use one to divert dryer air back into the home in the winter saves heat and adds moisture.

    I have a similar type of vent. You can just pull each of those three blades off and have full access to the opening. Bend them a little to reinstall. No need to take the whole thing off.

    You could put an external trap inline. This will stop the lint that bypasses the trap in the dryer.

    Kind of looks like its going through the slab. maybe a differential in temps causing condensation.

    This might be helpful, its supposed to have a flapper then the screen on the outside.

    Screens are no good, they catch lint like a fly swatter. I’d go with a shielded flapper sans screen.

    Or stay up on regular cleaning.
