    I agree! Especially G-Burg/ Pigeon forge area and just get fucked really. I stopped going to Ober to snowboard because they have such high prices. I can go over to Maggie Valley for about the same price and they have more slopes.

    All good buddy! Much of this place is definitely done right, all the appliances are top notch including the HVAC and stove/oven range being gas heated. I def want to give input while the place is still being built since it's just slab (not even framed yet), to make it easy on everyone in the build process. The whole attic ordeal is the only real big area of concern for me. Everything else is really nice!

    Since you noted the gas HVAC, it may even be a code thing that requires the gas HVAC system be in an open air area for safety reasons. The house I live in has an all in one HVAC unit that sits outside next to the house with an internal feed air cycle, I believe 20"x30" filter if I remember right.

    Subtle topic change, my entire afternoon's entertainment has been watching the traffic conditions go from bad to "mad max hell scape" on google maps.

    The furnace is a sealed combustion unit with PVC that runs through the roof of the house - in other words, it can be in a sealed attic with no issues since it draws in and releases the air through the PVC outside the home. The big question is how the home draws in fresh air (perhaps through a fresh air return but I'm not totally sure). The house is pretty damn well sealed as I can tell from the already built units so I would assume it would have some sort of ventilation to replenish oxygen in the home and mitigate the "stale air" problem.

    Look at air exchangers it will have to be an upgrade on your system as most houses don’t have them. They rely on cracks and openings to replace the stale air. My parents have a igloo house where the attic is the same temp as the house and two ac units for the square footage. Built with Osb with 6” of foam the house keeps the temp all over. The cost was not worth it In The long run.

    I would guess initial higher cost vs. cost savings over time. If you're only saving $10-20/month it takes a long time to add up to thousands in initial cost.
