    What kinds of issues? I’ve flipped places for about 4-5 years. Most things can be fixed. :)

    It's a story that is 3 years and over $15k long. ;)

    Probably can be fixed, but it won't be on our dime.*

    *One more thing we're going to explore. It's a cheap patch for what might be our sole remaining issue, but I'm not holding my breath.

    Ya there comes a point where it’s foolish to pour money into the problem. Some days you just have to cut the losses and move on. Just think of it this way, the perfect place is out there for you. You can move out near Maner I think if you have a small personal jet aircraft then the commute to anything isn’t too bad.

    Happy birthday man!

    I kinda feel your pain. These Texas rain aint no joke. My garage roof started leaking 2 weeks ago after a big rain. House is only 5yrs old so out of warranty. The roofing company was nice enough to repair the leak at no charge. Well after yesterday's big rain, roof is still leaking. I called them again and they sent the roofer and his supervisor earlier this morning.

    Here is the kicker: The supervisor saw all my bags of weber and stubbs charcoal in the garage. We started talking about smoking and BBQ. He said he likes to grill also etc.... I said "well now you know why I need a leak free roof?....so that my charcoals dont get wet :thumbsup:" Before he left, I gave him a vacuum sealed 1/4lb brisket.
    So he said he'll come back again after next week's Tue to Saturday rain and re inspect. And if the leak is still there, he'll take care of the problem.

    BBQ for the win!!!

    nice score! well, the rest of the situation sucks, but the BBQ helps!

    hes from a local roofing company so they definitely re roof.
    unfortunately, my sister had some roof leak this past weekend too and I found another great company.
    The insurance adjuster actually met the other roofing sales rep there this morning and looks like they'll get her a new roof. Hers is 15yrs old though so it needs to be replaced.

    So if you ever need a roof in the future, I have at least two or three that i can send your away. All give free inspections.

    Must be an epidemic, my new roof goes on in a week or two. No leaks though at this point. I could buy a few years worth of meat for what I'm dropping on the roof.

    Anyone have metal roofs down there? My house and out buildings all have metal roofs. House roof was put on prolly 35 years ago. No hail damage, no leaks. I did have to repaint it a couple years ago.
