    Mine are both going on 25yrs old. Was quoted $12k to replace one of them last fall.

    It’ll be my luck they both crap out at the same time too.

    Get a home warranty? I have American Home Shield and it's always been worth it...especially when the big expenses hit. This is my 3rd primary residence I've had AHS on as well as 3 different rental properties (nice knowing if a renter fucks something up I can pay the $75 deductible and it'll get fixed). AHS customer service has declined quite a bit over the years but can now mostly do everything myself via their online portal.

    I've wondered about those companies for a while, kinda like the companies that say they'll cover your vehicle repairs. Interesting to hear it's actually worthwhile now that I am actually a homeowner.

    Example of repairs/replacements I’ve personally had covered for a $75 deductible: full roof mounted AC unit replaced (California), air handler replaced (South Carolina), HVAC ducting repaired and replaced, hot water heater replaced, refrigerators repaired and replaced, dishwashers repaired and replaced, garbage disposals, stove, running toilets, electrical issues (plugs lost power), ceiling fans.

    That list is over time between all the different properties. I’ve never had to fight for a replacement if something couldn’t be repaired. Whatever issues I’ve ever had were scheduling issues by the contractor. The normal we’ll be there but not show up crap.

    That's huge! I think I'll be getting me a quote from these guys, especially having an older home. We already had some HVAC issues last year with the unit frosting up and not heating quite well enough.

    There’s a 30 day wait period once you sign up...but after that 30 days, you’re good to go. We bought a spot down here on Seabrook that had electrical issues. I waited for the 30 days to be up and had an electrician out on the 34th day fixing it.

    So there's no inspection?
    Even if there was....all the home inspection guy would note that the unit was running and it was blowing cold air.

    They’ve never inspected any of mine...or asked for a copy of an inspection report after purchase. Not even asked about age or condition of systems.

    I was provided one for the first year of my home ownership (seller paid for it). It was $450. $75 deductible each time someone had to come out.

    I did the quote for systems only, no appliances, and it was $39.99/mo with the $125 deductible, or $54.99/mo with the $75 deductible.

    OME 885 springs on 90000 shocks, sway bar removed 1.5" AAL on 285/75/16s
    I've thought hard about a home warranty too. Friend's have had their refrigerator ac and something else replaced. We bought brand new but that was 2002, probably time to get in that ish.

    I had a good experience with First American Home Warranty. The two calls I had were somewhat minor in comparison to an AC unit for example, but I had a technician out same day or next day. Scheduled it all through the portal.

    Got American Home Shield with my place. I personally don’t care for this company. My water heater went out a few months ago, they wouldn’t help with getting a company out same day and wanted me to wait until Tuesday (heater went out Friday, Monday was holiday) to get someone there. Ended up getting another company to come out same day and had the home warranty take care of the payments for it.

    But home warranty definitely worth it. I’m hoping my furnace goes soon so it’ll be covered. It’s an old unit. Sadly it’s getting summer time so it won’t see use again for another 6 months at least
