The new roof is on. It gets new gutters tomorrow. Then I get to start a landscaping project. Yuck!

I volunteered to turn a family members floorplans into a 3D model with the software I have and they finally sent them over a few days ago, it seems as though their builder/plan designer didn't remember to incorporate wall depth into his plans as the bathroom is going to be 4" too narrow for the bathtub to fit :smash:
I guess tomorrow I need to call and either have them talk to the builder or get his info to talk to myself.

I don’t know if it’s an official oversight yet as these are semi-final plans, but I would expect him to notate somewhere on the plans that the wall thickness is null on these plans.

Something just doesn’t feel right though which is why I want to talk to him, he went through all the trouble of putting every room size on the plans (to make it easier for me, instead of counting each grid on the graph paper) as well as all of the exterior wall measurements so I would expect a note or one of the room measurements to be changed so that the wall depth is compensated for.

When we rebuilt our house after Hurricane Katrina dad had a friend of his (building inspector and supposedly a professional) alter some mobile home plans to work for our 50’x100’ lot, halfway through framing dad starts figuring out something isn’t right and starts measuring. Turns out his buddy had forgotten to add in the depth of the walls so we lost about 1’ of living room space and 8” of space in the master bedroom because of wall depth adjustments.

That's what I was also thinking LOL.

I've had my tenants replace things in the past, as long as they're WILLING to. I deducted whatever costs it incurred from their rent b/c I was a lazy owner. If that's not the case here, then it's time to find a new place/new landlord

I've been trying to finish a 14 year long remodel of my house. I've been replacing door jambs, doors, and base boards. Just about have it finished.

...^^^... Does code require triple to double wall vent pipe ?

I changed one out 3 years ago ... BIG job to change.

Most tankless heaters are condensing units and thus use non cell-core pvc vents

    Although

There’s some regional upgrading of code to polypropylene or stainless vents because exhaust slowly eats pvc so check your local code lol

...^^^... Thanks for the info ... I helped a neighbor change to a tankless and he had to use S/S pipe and it had to be triple wall at the burner box.

It's a outdoor installation. I went into a local plumbing supply house and the guy behind the counter advised against it as the gas line isnt big enough. I should have thought about that as the same applies to pool heaters which I always deal with
