Years ago I was looking at going tankless and the guy at the Co-op talked/quoted me out of it.

You can have high pressure meter installed and put regulators everywhere else. It’s an option.

I like your craftsman trim style choice , I did a similar trim at my house and on most of my client builds

Back on the screen porch today. Last week I primed and painted all the exposed wood. Decided to do all the casings in pvc.

Cutting them to extend out beyond the window to be flush with the b-board I will put between them. Bought the screws for the pvc boards that come with a bit to counter sink them and a pvc plug to fill the hole.

New flag mount today. Columns are hollow so the cedar piece ties into the framing and the mount is screwed to that. A lot better in my opinion!

Insulation is going in at my current build starting today .

We're using 2lb Ecotite spray foam in the entire basement , fibreglass batts & 6 mil vapour barrier in the upper walls and vaulted ceiling , and blown in fibreglass for the flat ceiling attic .

With the layout of this house we had no choice but to run a trunk line and branches for the heating and cooling system in the vaulted trusses so we opted to completely encase all that ductwork in 2lb spray foam first , and then we will insulate the trusses with R40 batts as well .

I may have asked this before in here but I dont think I did. Is blocking of floor joists standard for pier and beam construction? My home is 5 years old and has some settling cracks and spongey floors. There is no blocking between joists and some joists are even leaning a little bit.

It looks like code only requires it at the end of the joists depending on how they are framed. It's only required mid-span for 2x12 or larger floor joists.

    See section R502.7 https://codes.iccsafe.org/content/IRC2015/chapter-5-floors

Perfect, that link is exactly what I was looking for.

I am still thinking about adding it just for more rigidity in the floor. I think it will help with minimizing expansion and contraction of things as well as load sharing.

@OZ-T Looking Good:thumbsup: Question for you - How is the vapor barrier in the basement handled? Does the Ecotite system negate the use of a basement vapor barrier or does local code not call for a basement vapor barrier? Just Curious

Also looking forward to pictures of the timber framed deck

At approx 2" thick the 2lb spray foam classifies as a vapour barrier
