    My wife's parents have wanted us to buy the land for some time. The issue has been with dealing with the state since they had a lien on the property to cover grandma's assisted living care. Determining the actual value and getting the state to agree to a price took some time. We had to prove to them that the house had no value since it was un-inhabitable.

    Yes, they were. In fact, I was expecting the county to call out for more hold downs.

    I definitely will. Interiors were all framed up today. We're shipping out trusses on Monday. I'll take more pics this weekend.

    Do you have to have an engineer develop a seismic " strategy " for your building where you are .

    Just wondering how things compare to up here in BC .

    The county plan reviewer told me what I needed. Originally he called my wife and told her we needed to get our plans engineered. I called him and told him who I worked for and he told me he would just mark on the plans what he wanted. Sometimes it's all about who you know or in this case who I work for.

    I did have to get an engineered drainage design.

    So do your Simpson strap locations relate to the framing above ? ie are the framed walls going to be built as shear walls or are the straps merely acting as hold-downs .

    They are shear walls. Basically the county wants the shear walls to form 25' boxes in the structure at least that is what I determined from their handout. I have interior walls that will have specific sheetrock attachment.

    Looks great.

    I've been building homes my whole life...mostly for others, and a handful for myself.

    Just finished one last year across the street from the beach on pilings. Talk about a PITA. It goes up for sale next month.

    I'm getting old and it's not getting any easier. :D

    I still love it though. Matter of fact...just closed on another lot yesterday that I'm gonna build our next one on. We have been in 10 homes in the past 20 years.

    Good luck with yours...it looks like it's gonna be real nice. I hope you have many happy years there. :cheers:

    nice call on the room-in-attic trusses, I spent a couple years designing trusses for a company and repeatedly wanted to slap people for building a second story they would never use when all they needed were those style trusses.

    What are your insulation plans for the room above the attic, not sure how much weather you deal with where you are in WA, but here in Minnesota/Wisconsin I won't do anything but spray foam (preferably closed cell, depending on how far north im building) in that style of roof line. I'm just not able to get the R-value I want with a 2x12 top chord as the only insulation space.

    just my two cents

    Good point on the closed cell. I considered it myself. However...it's not cheap.

    I would love to do spray foam. Unfortunately the cost is just way too much for me at this time. Current code is R-38 in the ceiling, R-30 in the floors and R-19 in the walls. I will have to go with a high density insulation to get the R value in the limited amount of thickness that I have.

    Nice work , I like the attic trusses as well , they sure go up quick . If you have no height issues , you could strap the sloped ceiling portion of the attic trusses with 2x4 and put 1 1/2 " XPS styrofoam in there , that will give you an additional R 7.5 and you will limit the thermal bridging through your weakest insulation area .

    What's the plan for your rake overhangs , expose decking as soffit ?

    I've usually seen it spec'd for R-21 in the sloped part of the attic. I want to keep as much headroom as possible. The kneewalls are only 5' tall so I am trying to take advantage of all the space that is possible. Of course it would be really nice to spray foam the whole area but it just isn't in the budget.

    The framer left the sheeting off of the tails of the trusses because he said it is easier to pull the subfascia straight without having the tails nailed down. We are going with all enclosed soffit. The bees make too many nests in open soffits around here so we decided it would be best.

    I meant high density R 28 batt insulation IN the cavity and R 7.5 styro on the face of the framing for a total R value of 35.5 , plus minimal thermal bridging .
