    Most annexes have a "skirt" along the bottom. That skirt is meant to lay down flat. It's not uncommon for people to leave them if they get folder upward. If they are folded upward, they will definitely catch water and create an area for water to collect and leak into the annex.

    Never had an issue with any of my Tepui annexes leaking, even in heavy rain/snow

    Just picked up a Tepui Kukenam Sky 3 last week and I'm looking into accessories and stuff for a trip next week. Anybody ever use rigid foam insulation in lieu of the anti condensation mat? I was thinking two half inch thick 4'x8' sheets ($15 a sheet) of the green stuff (R-3) they sell at lowes would be a lot less expensive than the $140 mat they sell. Its the same thickness, I just wasnt sure if the temperature difference across the two surfaces caused the condensation, or if it needed air flow under the mattress.

    There are some options that may or may not be cheaper, I've seen some stuff with larger lengths that you could split with someone else to drop the price more. Many have used rainscreen drainage mat or Hypervent (http://www.hyperventmarine.com/store1.htm). You may have decent luck searching for anti-condensation matting for boats. If you can get the Tepui with a coupon code, it's a little easier, but well worth it.

    Yeah I looked at Hypervent and to do the whole floor of the tent is pretty much the same price or more than just buying their mat. I may just buy a sheet of insulation and if it doesn't work I'll find something else to use it for. For $15 and one cut it's not like its a huge commitment. It's summertime anyway so it doesn't sound like it'll be an issue until it gets cooler out.

    That's what we do for now.3 people up top with 1 or 2 cots down in the annex with the dog and it works great. I want to add an awning and possibly extend this for more usable space if in mosquito country. If my wife gets a new runner she gets the big tent and I'm getting a hardshell like ikamper or maybe vagabond/GFC.

    It is the batwing. I love it. I'm actually sitting under it now with the family playing board games hiding from the sun. It adds about an extra minute while unzipping and zipping back up the RTT. I also had to bend the window rods for the RTT on the side of the awning to go around it. I made a bumper for the front of it and strap it to the cabrac so it can still flex. I'll post up some pics when I close it all back up.

    Thanks Adam. By "skirt" do you mean the rubber portion, or the bit that overlaps the zipper? I've tried to upload a photo of my annex and where the leak is happening, but I'm failing miserably.
    EDIT - Figured the picture out. Any help is greatly appreciated!!

    Anybody have any ideas how to go about this? Just took the tent off after a few months of camping and daily driving and noticed a decent size "tear" in the Fiberglass. Have no idea when it got there.

    Yes the skirt is the overlapping 2-3 inch part you have arrowed that allows water to run off to ground and not infil zippers or openings. Make sure those are flat and staking down or using guidelines also helps.
